Just read in today's newspaper that D'Twist is focus on Taylor's/Monash/Sunway students by quoting RM1000 a bed. So 4 rooms RM4k? Still does not justify the 1k/sqft.

yeap, Sunway Pyramid is too close. I don't think how they can pull people from there since it is Sunway Group crown jewel. There not been much success stories of malls in USJ/Subang area. Only Sunway Pyramid and Empire Subang that seems to do well. Summit and USJ19 city mall fails so bad. Nevermind they don't have a central management, Subang Parade is not doing too well either. Much of SS16 will be developed later on too.

Mid-valley city will never survives on its own.. So I doubt DK city plus Taylor's students have a chance with current accessibility and their > 1000 sqft pricing. Besides, they are competing with Da:men and Main Place Mall where both are more accessible.

nah it is not that. if it is really that it is fine. the problem now is many property guru teach u to use your positive cash flow in one property to accumulate another property and another property... and flip and make money voila!

wow nice 1200 and 1300 per sq ft for student stay. if it is based on RM1k per bed market research that means need about 7.3 beds on a 1000sqft area just to break even with zero nett cash flow. not including taxable income on rental and 6-8& assessment tax based on yearly value.

woot! sound investment!

Saturated with malls that doesn't work except Pyramid and Empire Subang.. I am pissed off with malls that doesn't work in my area...and I don't think this will work. If this is the peak like people claim than this is going to be an eyesore in the future especially since they have no image to protect.

Subang Parade IMHO works.

They have full occupancy and it is quite heavily patronised. You have difficulty finding parking spaces there on weekends.

Summit....it is rundown. But from what I observe, it served the USJ as a community mall. The problem with summit is that the units there were sold individually, thus management has no tenant control and dragging the entire place down.

USJ 19 mall faces the same problem. Also, location there is poor.

Anyway, they still serve their communities well.

Not all malls are meant to be "ong" wan....

Subang Parade has always been good but is boring. My opinion of works is something that is not boring. Reasons to go there week after week. Choices. Selection. A place to chill out and meet people.

this project guarantee abandon if they launch together closely. which they did. why the rush? more like cabut and run cause if they want to build a reputation they will sell the other projects after almost complete one first. so they can mark the second one higher...but oh wait already so high in a non golden triangle area... which is a quick recipe to run.

own stay also is not realistic. why pay more when you can get a landed in Subang/USJ area that is much cheaper even after including a major renovation. no worries of Africans or other shitty neighbors with better privacy and security.
