QUOTE(iheartchanel @ Oct 8 2012, 08:29 PM) New home hunter, I would suggest you to book the unit directly from TLS. As far as I know, they don't allow customer to transfer directly or even change the names as they have a long waiting list waiting for the units. That's what my S.A. told me. She said that the management is very strict about it as they want to protect the potential buyers , to make sure they. get the same price and not payIng extra. Agree, just visit TLS office and the original price is stated there. |

QUOTE(temp2escape @ Oct 8 2012, 07:14 PM) Take note that the price RM 353,520 is the 90% price. Not the SNP price. And it's for the first floorof Forest/Kajang town view. Every floor up is plus RM 1000. This is for Block A.Yes, for Block B is plus RM 15K. |

QUOTE(HappyGuy @ Oct 12 2012, 09:53 PM) Do you ask the package such as rates, lock-in period, 90%? CIMB and HSBC still not confirm the package yet, only PBB does. I didn't ask but the package varies among individuals. The package you mentioned offered by PBB is the least I expect from any bank and should be 90% loan too.PBB - no lock-in, BLR-2.4 whole tenure, up to 40 years, semi flexi or full flexi same rates. If one don't mind being locked in then they should ask for a better rate. |

Actually, I wish that TLS could slightly change the design a bit now that TLS is charging more for the corner unit on Block B. This should apply for the corner units (for e.g. unit 6 & 9) at Block A too.
The change I wish they can put it is put an extra window on the side of the master bedroom, this way there can be a view out. For example, like this.. sorry a bit blur ![]() This post has been edited by shawnk: Oct 13 2012, 08:00 PM |

QUOTE(cloudchng @ Oct 20 2012, 12:05 PM) my SA just called, said if we wanted to have free legal fess, etc. we have to submit the loan toward their particular banker, not any panel bank's branch. else there will be no foc on those stuff. The reason they still prefer their banker (even though from the panel bank approved by TLS) is because they afraid that customer's banker would go for their own lawyer. With that, TLS would not be able to absorb the legal fees.Is this normal practice for developers? Yes we may have our banker go through that particular lawyer (which is approved panel lawyer of the bank) but to save trouble better just let TLS's admin handle it. At least no excuse when things go wrong such as delay from the bank's payment for progressive payment and things like that. This post has been edited by shawnk: Oct 20 2012, 01:08 PM |

QUOTE(Talbac @ Oct 23 2012, 11:36 PM) The iteration has begun earlier than expected Agree! In fact I'm actually surprised that Prima Saujana is already quite matured (with all the McD, PappaRich, Giant, 7Eleven and Etc.) than the Kajang Town itself. If you go to TLS office in Kajang town itself, the place there quite ULU with the pre war buildings. Luckily Prima Saujana is next to the main road and not into Kajang Town. Just my view.- better shops are coming to prima saujana due to new housing developments at mutiara heights and NAZA Ttdi. - new housing are going to be more valuable now that better managed shops are coming. - which leads to even better shops opening at prima Saujana. Mutiara heights will be an excellent neighbourhood. QUOTE(kindaboring @ Oct 25 2012, 09:42 AM) PMed you. |

QUOTE(Talbac @ Nov 1 2012, 03:33 PM) Public bank. Keep pestering the SA and banker and they will process your loan first! PBB only 85% for IR. MV gets 90% from PBB?More good news for Mutiara Heights. http://www.btimes.com.my/Current_News/BTIM...icle/index_html “The new hot spots will be Seri Kembangan and Kajang because of the infrastructure development. Developers with reputable brands will have a good following. " http://biz.thestar.com.my/news/story.asp?f...58&sec=business “Saujana Impian and Prima Saujana, by virtue of their proximity to Cheras, enjoy good demand, with Saujana Impian having more tenants than owner occupiers.” "She adds that projects in that vicinity by the Naza TTDI group have received good response from buyers and investors. As for Kajang-based developers MKH and private developer TLS Group, she says the Kajang and Cheras population are familiar with both." Kajang is gaining momentum with TLS leading the charge at Mutiara Heights! |
