If you have some cash on hand, like 15% as DP and some extra cash for renovation, there are actually plenty of subsales you can look for, try to use Iprop to narrow down the searching area, then focus on those area to get what you needed

anyone got charged fire insurance (by loan) for this prop although it's till under development?

no worry, no such thing during construction stage, the main contractor will have to bear all the Contractor All Risk Insurance (CAR) and Workmen Compensation (WC).

If main contractor run away during construction, then developer will have to take over the insurances.

If developer cabut, then u need to bear all for finance purpose until someday and someone revive the project for u.

Its all about risks.

MRTA many T&C, make sure its cover on what before u asking people to take

Some MRTA only covers death and/or permanent disability due to accident.

Some covers with 36 critical illness also but premium higher.

If u want fully covered, better upgrade ur existing full personal coverage instead having piece meals of MRTA

hi peri taiko, so I should call in to bank and ask to waive the charges right, shouldn't I provide any documents right?

normally, bank will request the insurance cover notes from developer, for your case, u better get it from developer and submit to ur finance for record.

I am not familiar with this area..

1. Housing area near this area is Mutiara Heights (under construction) RM800k - 900k

2. Commercial - quite a lot. You can find Giant, Paparich, McD within 1km

Thanks Peri peri. I also thinking the same thing.
after i check the MRTA T&C, i feel that it is better to upgrade my existing insurance coverage instead of MRTA.

Good move bro, its depends on personal preference. MRTA basic coverage is too general.

Upgrading ur personal insurance premium also entitle u tax relief

maybe u can check the balance in ur account. we have done SI thus they deduct directly..
