Residential vs shop house is very different play. For shop houses, most people tends to buy a truely ONG place, than the potential.

If u buy the potential, holding it to be ONG:
1. U may not find good tenant.
2. Your rental income is almost neglectable.

BUT if the "place" can really be ONG, then return will be far higher compare to residential. The "place" means the shop location & nearby, even those 500m away may not included. It is like a retail shop in a shopping center, the rental may have huge difference depends on actual location.

Land & shop house are for the rich play, higher risk & return.

Sejati Residence link villa is doing well. They are selling RM 1.4 M, link villa almost sold out.

Cyberjaya HERs:
1. Link villa about RM 1 M is sold out.
2. Semi D about RM 1.6 M is neither here or there, buyers are un-decided yet.
3. Bungalow about > RM 2 M is sold out.

For investment? Buy those about potential buyers' budget.

Feel those about middle incomes' reach, will be the best investment. Else, go for top high end.

In another word, landed will be link villa & bungalow.

Also present were UniMy vice-chancellor Prof Datuk Dr Halimaton Hamdan, Higher Education Ministry secretary-general Datuk Ab. Rahim Md Noor and Prestariang Berhad chairman Datuk Ramli Abbas.

Mohamed Khaled congratulated UniMy on the establishment of the High Performance Computing Research Centre as a centre of excellence in nanotechnology.

He said the technical know-how and expertise in computational science in the country would be further enhanced and upgraded through the R&D conducted, facilities shared and human capital trained at the centre.

"The hands-on or learning by doing approach chosen by UniMy to be monitored and benchmarked with the University of Melbourne is very much appreciated and will add towards the diversity of knowledge methodologies available to the nation's higher education ecosystem," he said.

Meanwhile, Halimaton said UniMy would offer an integrated 1+3+1 Computer Science and Engineering Programme starting from the foundation level right up to the Master of Science degree with the first enrolment for Foundation Studies expected to begin in May while the undergraduate programme in September.

"We targeting to enrol 3,000 students by 2016," she said.

in fact i think semi-D has a better potential in term of value and $$$ that you paid.
For example, Rm1.2mil+ for super link but top up another few hundreds K only will be semi-D.
Bigger land, BU and status (can aim for mid to high income earner).

For RM 1.6 M, buyers still have many choices, they may prefer link villa @ Desa ParkCity than Semi D @ Cyberjaya.

But for RM 1 M, buyers do not have many choices. For good location, they can only stay at small build up double storey house.

If Setia build all Eco Glades link villa back facing the highway, it will still BBB loh. Agree?

When come to investment, I see the percentage increase. Anyway, I wish both of your Semi D @ Eco Glades to hit RM 2.8 M by 2020.
