Yeah, Pangaea is very iconic, with lots of many 'first in Cyberjaya' to shout about. The showcase structure will be without a doubt Paragon, with its 'steps' facade. But the empty wasteland to its right will be an eye sore. Luckily it has The Arc to its back as a support, thus, it won't be a lone development at that quarter of the Persiaran Bestari - Persiaran Multimedia cross junction.

I think the fact that convinces me that Cyberjaya is the place to be is the number of high end landed developments in the area. Some of the landed bungalows and villa go up to the tune RM5 mil! Most of the bulk are priced between RM1mil-RM3mil. If the rich and famous choose Cyberjaya as a place to call home, I guess I wouldn't have any complains to be in the same township.

GE Summit: PM announces one-stop centre for creative industry in Cyberjaya:

KUALA LUMPUR: A one-stop centre to support companies involved in creative multimedia, research and development, outsourcing and data management will be set up in Cyberjaya.

Prime Minister Datuk Seri Najib Razak announced the setting up of the Malaysian Global Innovation and Creative Centre (MaGIC) as part of the Government's latest effort to enhance entrepreneurship.

"The centre will be a one-stop shop for entrepreneurs, with everything from getting financing from banks or venture capital to incubators for developing start-ups, from intellectual property registration to facilities for training, coaching and mentoring," he said.

Malaysia will also be hosting the 5th Global Social Business Summit next month, he said at the launch of the Global Entrepreneurship Summit (GES) here Friday.

Najib added that he was looking forward to receiving creative solutions from the Global Startup Youth programme, which is part of the GES.

The programme pairs some 500 young people with 100 mentors to look into some of the world's most pressing problems, he said.

Later, Najib launched the 1Malaysia Entrepreneurship programme (1Met), which will help to accelerate the growth of 5,000 young entrepreneurs annually.

"Please dream. Please dream big. Be audacious. Dream of the improbable.

"The future is exciting. The future is today. The future is right now," Najib told a cheering crowd of thousands of youths.

During a question and answer session, Najib was asked if there would be a special allocation for the 1Met programme.

"Yes, the answer is yes. I will announce it in the coming Budget 2014. I can announce it today, but that will be letting the cat out of the bag," he said.

To another question, Najib agreed that holding a gathering of global entrepreneurs from time-to-time was a great idea to improve entrepreneurship in Malaysia.

US Secretary of State John Kerry, who was with Najib at the 1Met launch, told the audience that the United States would provide a means for collaboration between America and entrepreneurs in South East Asia.

He said there will be a partnership between the US and UP Global to train half a million entrepreneurs around the world, including those in Malaysia.

He also announced Beehive Malaysia, a collaborative space for social entrepreneurs to find solutions to great problems.

Earlier, Najib said entrepreneurs and potential businessmen should not be afraid or discouraged by failure, but instead use the experience to spur themselves to success.

He said the Government continuously worked on providing a better environment for entrepreneurship, and hoped that entrepreneurs would re-calibrate their attitude to failure.

"In a culture defined by a freewheeling and audacious capitalism, a country like the United States, which draws on a history of both liberty and plenty, a failed business gambit is seen as useful experience. Failure is not a death sentence.

"Other countries have different traditions, but the principle of encouraging people to attempt the improbable, without the undue fear of failure, can be more widely adopted."

In Malaysia, Najib said bankruptcy laws could be reviewed and streamlined to strengthen the safety net that allowed entrepreneurs to bounce back.

PETALING JAYA: Cyberjaya township’s is remaining 1,500-acre landbank will not be sold for private property development. Instead, landowner Cyberview Sdn Bhd is looking into engaging in private partnerships to develop the various components of the township development.

The government-linked company (GLC) recently decided on the move in favour of retaining its stake and ownership of the land.

“Land is an equity…this will be a conduit for future steady stream of income,” managing director Faris Yahaya told The Malaysian Reserve yesterday, adding that the move will maintain the company’s leverage in Cyberjaya’s township development.

Land, he said, is a lifeline of any company and the management deliberated concerns on the company’s future should all its existing land bank be sold.

Todate, the company has sold up to 2,000 (809ha) acres of its 7,000 acre landbank for development to private developers and there are over 17 developers including UEM Land Sdn Bhd, Mah Sing Group Bhd, SP Setia Bhd, OSK Property Holdings Bhd and Paramount Corp Bhd that have development projects in the township. About 3,500 acres of the landbank are set aside for green belt and infrastructure.

This is seen to be a move in a similar direction as Selangor State Development Corp (PKNS) which recently opted to form joint ventures with property developers for all its residential, mixed development and luxury housing projects. PKNS adopted a zero landbank strategy in which the company will not acquire any land for its development projects.

Faris also announced that the company’s current joint-development housing project with RM1.02 billion gross development value, undertaken with Gadang Holdings Bhd as its construction partner, is making headway with a groundbreaking ceremony expected to take place by December this year.

“The application for consent to plan has been submitted and we’re awaiting approval,” he said, optimistic of their plans to proceed with land clearing, piling and structural works once the consent is given.

The project consists of 2,500 residential and commercial units, with nearly 900 of which are slated as affordable housing 1Malaysia People Housing programme, with the latter priced between RM220,000 and RM250,000.

The home ownership of these affordable housing units come with three conditions. Firstly, it’s only made available to first-time house buyers, then it includes a six-year moratorium restricting house buyers from selling the property during this period, and priority for purchase is given to those working in Cyberjaya.

In 2011, Cyberview reported a threefold rise in the sale of Cyberjaya land space. In October 2011, the company sold 646.3 acres (valued at RM1.23 billion) compared to 203.8 acres worth RM404.43 million in 2010. Cyberview’s (then) MD Hafidz Hashim described the Cyberjaya development had reached the tipping point.

Of the 646.3 acres of land sold, 445.7 acres, valued at RM612.6 million, was acquired for residential development with some RM2.42 billion invested until October 2011. Some 165 acres, valued at RM551.7 million, was bought for enterprise and commercial development.

Under the previous leadership, Cyberjaya already had RM3.73 billion worth of developments in the pipeline, targeting to achieve these through land sales of enterprise, commercial, institutional and residential space. The company had set its aim to reach a community of 32,000 residents by 2014.

However the whole scenario is totally different (at least for now)...when VP time:

a) 80% of the houses in Setia Alam (the project I bought) are for sale. It's too competitive. In one of the project, I did calculate each of the "FOR SALE" banner (85 out of 114 unit!). At the same time, I just got so overwhelmed with at least 2-3 agents with confirmed buyer keep calling everyday and some times at night, 2-3 months before the VP date. If you can agree with the price, the deal can be concluded within a day...some of my subsale buyers were also investors.

b) In Putrajaya, sadly to say for semi D, out of 95 units... I could see now only 2 units for sale and another 2 up for rent. No competition at all as mostly bought for own-stay or retirement. You won't get calls everyday from agent but still if the price is right, the deal can be done within 2 weeks to 1 month.

The scenario might be different now. I could see a lot of investors bought Tamara & Saujana Aster (both SOLD OUT in one day).

This explain not many flippers for Cyberjaya HER, except some projects selling 3 years back.

Neat, functional interior design, but with nothing to shout about, really, when you compare it relative to the other 2. How sexy can it be, you wonder? Is this development as a whole really worth the money that it's being advertised for? Let me put it like this, if a TV manufacturer were to unveil a 80" LED tv as part of its product line up, do you think it would be something really premium and special or just average? Similarly, if a developer decides to come up with a 5,000 sqft built up bungalow, would be it luxurious or mediocre?

So, for a 40 storey service apartment in Cyberjaya?

3. Eclipse - Boutique Apartments
Eclipse is supposed to be a collection of modern, loft-inspired apartments with a heavy spin on comfort. From what I understand so far, the number of units for this development will be less than that of Solstice. If Solstice is the BMW and Mercs of the automobile industry, then this would be Jaguar and Maserati that simply redefines class. Loft units, in its truest term, refers to large, open space residential units with an emphasis on simplicity. Have you watched the Hennessy advertisement, where the artist has an art canvas as wide as the curtains in your living room. His face has traces of paint, with his colour pallets  strewn on the floor. Timber flooring by the way. And other than that, the art work, the artist and his tools of brushes and paint, there is nothing else except space and emptiness. That's a loft, downtown Manhattan.
