Yalah, i check with my town planner friend, mostly is commercial title but assessment, tnb, iwk and syabas will based on residential rates for residential units only which the developer have to apply for it.

For those taking loan with RHB (70%), get ready to settle the remaining 20% as according to the lawyer and developer, RHB will not release the $ to developer if you don't settle the full amount. My money got stuck somewhere as i thought i do not need that $ so soon. But yesterday went to settle the 12K first for the parking. 8K that i need to pay from the 20% of 40K car park and since RHB didn't want to release the 4K, then i just pay it myself and developer will pay it back to me after RHB start releasing $ to them. So strict for the bank nowadays.

No worry, it is normal for a term loan.

U pay the first 30%, then the remaining 70% of loan will disburse from bank progressively.

Since you are in 70% LTV. u must seek advise from RHB agent on the disbursement outline.

for building

stage 1 - 10% upon signing SPA

stage 2 - 10% upon completion of piling/foundation

stage 3 - 15% upon completion of RC framework for your unit

take note on stage 3. the first 5% have to recover from bank.

Make sure your RHB agent follow up for u.

Ya, i thought i know it early but i am not and now invited the trouble. But hopefully able to get my $ back on time. HAHA! But i should have more time now since i settled the 4K on behalf of RHB first and shouldn't be any interest charged to me. Will need to wait for the next billing now which is sometime next month probably?

Apparently Ms A doesn't seems to be aware of this. But developer did call me and reminded me last week but i can't do anything, i am at oversea. Hopefully after settle all these crap then later just focus on serving the progressive interest will do.

I got 2 residential loan now which is 90% loan. Now i plan to get a commercial unit, what is my LTV to be? 70%?

No worry, not applicable to commi loan.

But bear in mind, commi loan finance is lesser (70% until 85%) and shorter tenure (30 years)
