Around rm150 per square ft on buildup, so around Rm100k for to rm250k mostly.

Moved in 9 years ago & been staying there ever since. Brought it from a singaporean for half the price that he initialy paid to the developer. Nice place to stay at really. Quiet & peaceful. As for the african tenants, yes, there are some here as well but really not as much as other condos of the same price range. I thinked it's because of the remote location & lack of amenities around the area. It's a real inconvinience if you do not have any means of transportation to go around the area. The management wise, could be better but i still have faith in this place. The above is purely my personal opinion.

Ok thanks for your report....can I know is there any gym and fitness facilities ? The lifts well maintained ?

2 squash courts in working condition, gym not well maintained as most of the workout machines have broken down, the pool as usual looks great & well maintained. The lifts, well i stayed at tower 8 & there are 4 lifts catering for 8 units per floor, so if 1 breaks down, it doesnt really matter. The place once have all the critieas & right ideas to be a high end condo but i thinked the developer somehow ran out of money resulting in shoddy workmanship & not so perfect end product. again the above is based on my personal opinion only.

Thank you....in simpler term...the developer is con man. Makes no sense to be short of money as the project is so big...and all successfully sold.

Nologic, since you are staying there, appreciate if you could share some more info:
How much is the maintenance fee?
Management fund healthy?
Which tower would you say have less foreigner?
Sufficient parking lot? I see most units for sale only have 1 car park
Any other things that come across your mind?

and could you please indicate which is what tower as per below pic?
I think J is not part of Venice Hill, right?

I am staying in a 1399 ft2 unit & pays a monthly maintanance of almost Rm200 per month. Management fund wise healthy or not i do not really know the whole picture. It's not ideal i supposed. Tower 7 & 8 should have the less foreigner as it's the last 2 towers from top of the hill. The walk up the hill can be really exhausting if you don't have a car or bike. As for parking lot, 5 levels are available for tower 7 & 8. Only 3 levels are occupied so far. So, parking is no hassle at all if you have more than 1 car. Just need to know which lot is vacant to park your 2nd car. Hope this helps. Have a nice day.

This property is very cheap in terms of valuation, compare to other similar properties.


However, it does not mean it is cheap for no reason and it is a deal. It reflects its intrinsic value due to some known issues. No need for me to specify here.

High risk, high reward? Anyone?

I also went there for viewing. Tower 9 is the cheapest one if compare to other towers. A resident who stays at Tower 10 told me, Tower 10 is got some defects in terms of structure, and Tower 9 is the worst because it does not have CF.

Just to clarify some wrong info on Tower 9. Tower 9 already has the strata title. Do not understand why said it didnt has CF, if no CF, how to get title?.

Tower 9 is cheapest amongst all the towers as the units are smaller, 2 types of units, one is studio (1+1 room) with 770 sq feet and another is 2+1 room with 1,099 sq feet.
