rental vs price is not worth it....

Price 1,007 sf = RM 520,000(RM 516 psf)

Rental: RM1500

1500 x 12 = 18000

ROI
18000 / 520000 x 100 = 3.46% pa

Yup there a lot.

Last few month sell for 550+psf now dropped to 540+psf

just came back from movie from Setia Walk with mum, before the parking is free so i didn't complain anything, but now they start to collect money (although is just RM1-2). is reasonable to collect parking fees for places like this BUT you must plan it well!!

we come out from the cinema (we park our car at B2), we need to stop by at 1st floor to pay for it, but we didn't know that, so we go to B2 then take the lift back to 1st floor. although they are A LOT of lift but most of them are not working (and there are no paper saying that it is not working), so we tried some and finally found one. (according to some guys we met there, they say most of the lift only can go up but not down, so most of them take the lift up and stairs down, if you can find one). The one we found actually can come back down to B2.

Finally, paid the parking fees and got back to the car at 12:29am, then stuck in a small jam (in the parking lot) from B2-B1, it takes 18 minutes. i think the machine for collecting the parking ticket is not working and most of the drivers haven’t pay for their parking fees yet so there are a guy there collecting parking fees and ticket (I don’t know how they differentiate the parking ticket that was paid and those that was not), this is at the exit for LDP.

And yeah, usually it take less than 10 minutes from the cinema in Setia Walk to get to my home, but this time, at least 40 minutes.

and there are tons of cars parking illegally beside the road outside Setia Walk, that is quite annoying in the beginning cause sometimes is blocking a bit of the traffic, but now i can understand why are they parking outside instead of in the legal parking lot, it takes about half an hour just to get out from there!! (before i thought so many Malaysian are so stingy, can pay for drinking but not for parking ticket, i'm so sorry tongue.gif).

so please, make it better if you want us to pay, cause seems like after this parking fees thing start, the parking "service" become worse. even if we didn't have to pay for the parking lot, i still hope that this parking system will be better cause this really destroy me and my mum's mood after watching a nice movie. thanks
