Hi CLOng, I am staying here and I know my family and many neighbours here are anticipating Anggun city, and I belief it will be well received by residences who are either recent upgraders to the newer part of Rawang or moved into this area recent years, and future years there will be a lot more residences with good buying power. At the moment, for newer Rawang dweller, the buying power is actually pretty good and I can see that there are more taiko and taije who are doing very well in their field/business moving into this area. AEON F&B and the groceries is doing well, and their mall is getting more and more crowded in the evening and during weekends as well.
At the end of the day, whether Anggun City will success or not, will depends on how well the HongBeeLand execute their targeted tenant profile and promotion of this area. If they offer attractive subsale price, rental terms, renovation scheme etc to attract majority of their targeted tenants with different needs/preferrence, and regularly do events to attract people to Anggun City, this place will boom, and their project will fly too, so it should be their best interest to make sure it is successfull
Also noted that Anggun City, is like a concept mall in hybrid between a shopping mall and shop lot, as you can see a little bit similar like Sunway Giza type. From my understanding, the rental in Kota Damansara is not cheap, and Sunway Giza rental is 3x the regular rental of those at the surrounding area, example the strands etc. So, if Hongbeeland can make this commercial project successful, the rental shall be at least 3x the rental for regular shoplot commercials in Rawang in the future, including the commercial by Mah Sing, IMHO
