Terrace and Link are indeed the same, due to scarcity, developer maximize it by building more rows or extend the length of the house. Imagine normal 20'x70' terrace (20ft back lane) makeover to 20'x75' link (10ft back lane), command higher price.
The most distinct evolution in landed housing design / concept that I noticed in the last 2 decades are :-
1. G+G w/wo club house
2. Conventional Semi Detached --- Zero Lot bungalow or Link bungalow
3. 4 units of 22'x75' link -- 4 units of 30'x55' cluster Semi Dees
4. Beautifying the back lane with nice landscaping (DPC style), living hall fr front to back
5. Double volume height ceiling

These are crucial factors for property appreciation, location and freehold are no longer a sole factor for appreciation

Wait till 25 n see whether it's 30% or not. So fast want to use yr once in a lifetime exemption for mid cost prop, not worth it woh.

One must compare the build up in order to justify why other semi ds are more expensive. Some areas 2900sqft are link houses

But one have to consider that Liew fella is announcing soon of his departure....so not sure this development can be successful or how though...

LKS strongest strength is leadership and management quality, besides that he is proven to be the father of Townshilp development.
His successor shd learn these qualities or imitate the success formula, apply TMS / YTL design and adopt I&P building quality would be perfect!!
