Vacant bungalow lots were sold out on the balloting day on 8 Dec 2012 with prices around RM100psf @ RM600k but currently sub-sale is going for RM880-950k.

Next launching is tentatively scheduled to be sometime around July 2013 with DSL [(20 x 65 ~ RM380K onwards), (20 x 70 ~ RM420k onwards)] both in Presinct 1 of SEH while Semi-D (RM820k onwards) and Cluster Semi-D (RM680k onwards) are located in Presinct 2 & 3 of SEH.

As for bungalow units (land and building), it will be launched later.

Presinct 2 & 3 are G&G with SPS own security team, integrated alarm system with intercom and perimeter fencing with CCTV.

BTW, I have been informed that there is no DIBS and no discount or rebate on the deposit.

Yes, it is from a reliable source as I work directly with SPS. There's really no reason for them to give dibs and discount when the demand is much much much more than the supply and as a result of that, balloting system is being implemented to ensure a fair acquisition exercise.

No picture yet as the show unit will only be completed sometime in June (tentatively) but Presinct 2 & 3 will be an open concept @ gateless for each individual unit. It is the mirror concept of SEP.

Presinct 1 comprises of DSL (20 x 65, 20 x 70 and 22 x 75) and apartments, so the market segment is totally different than Presinct 2 & 3 which are comprises of bungalow, semi-d and super link.

The upcoming launching in July (tentatively) is for DSL (20 x 65, 20 x 70) in Presinct 1 and cluster semi-d and semi-d in Presinct 3.

From my past experience, SPS will inform the registered prospective purchaser via sms on the procedure of joining the balloting registration. The prospective purchaser has to purchase a bank draft in a specified amount and deposit it with SPS during the balloting registration period. 1 name per bank draft.

During the vacant bungalow lot balloting registration, the registration amount was RM20k and the registration period was from 27/11/12 to 6/12/12 and the actual day for balloting was on 8/12/12.

I have stated all the details here already. What else to PM u? Moreover, I am not a sales personnel from SPS leh. LOL

Presinct 1 is guarded only as the DSL is under individual title.

DSL in Presinct 1 is under individual title while Super Link, Semi-D and Bungalows in Presinct 2 & 3 are under master title. This arrangement is to facilitate a fully G&G (Gated Community) for Presinct 2 & 3 while a GN (Guarded Neighbourhood) for Presinct 1.

Tentatively the balloting date shall be in July 2013.
