Interesting... tip for extra 'dividend'

1. Invite your entire enlarged family & friends for makan-makan, all go to AGM
2. Fill in proxy form 100 shares for each proxy, make as many proxy as you can
3. If not enough to fill up, can add separate A4 page with proxy list, mail the list before AGM dateline
4. Register proxy at door, one by one separately, take voucher/coupon
5. Listen to 30 mins nonsense, hands up when everyone else hands up...
6. Whole family & friends go for buffett lunch

Can bring only if you proxy them, the AGM invitation and proxy form will send to your house. Need to send back by dateline before AGM.

you invest also need to see capital loss one mah.. otherwise you give midvalley many many years FOC rental loh due to capital loss..

cannot simply buy one, REITs are NOT RISK FREE .... southkey is going to be another 5 years or so...they have to wait till the mall >99% rented out with good cash flow only can inject into reit one.

If you bother to read the financial reports, car park and 'others' only contribute ~10% of total earnings. Majority comes from renting the shop lots. rolleyes.gif

Sigh.. all talk about fundamentals but no body reads the reports anymore these days...

It is a good company don't get me wrong. In fact i like that it's D/A ratio is still low which enable it to acquire future malls. Its occupancy is also very high >99%. Organic growth is also reasonable at 3%-6%

Currently generating 5.6% net dividend which also is good enough for me as it represents 150 bps above 1year FD.

But if you ask me if IGBreit is a good counter when the price is at RM 1.40/share, i would flatly tell you no because the net dividend then is only around 4% in which can hardly beat FD.

A good company is one thing, a reasonable price to buy in is another thing. Price is not equal to Value.
