QUOTE(hexen7 @ Mar 20 2014, 05:55 PM) Interesting... tip for extra 'dividend'1. Invite your entire enlarged family & friends for makan-makan, all go to AGM 2. Fill in proxy form 100 shares for each proxy, make as many proxy as you can 3. If not enough to fill up, can add separate A4 page with proxy list, mail the list before AGM dateline 4. Register proxy at door, one by one separately, take voucher/coupon 5. Listen to 30 mins nonsense, hands up when everyone else hands up... 6. Whole family & friends go for buffett lunch = win extra 'dividend', how much depend how many person can you proxy. Got anyone try before? This post has been edited by gark: Mar 20 2014, 06:14 PM |

QUOTE(maxsteel2001us @ Mar 21 2014, 12:07 PM) invest ma...as long as Midvalley still standing there.....is ok d.....got div as long as > our FD and inflation...... you invest also need to see capital loss one mah.. otherwise you give midvalley many many years FOC rental loh due to capital loss.. if drop, ma buy more lo...till They open southkey megamall.......i pass by that 1..looks good location though for me.... better than i invested in pcsf last time totally earn nothing even in -ve territory..... if tmr u wake up, u no c midvalley there, even jialat...... cannot simply buy one, REITs are NOT RISK FREE .... southkey is going to be another 5 years or so...they have to wait till the mall >99% rented out with good cash flow only can inject into reit one. |

QUOTE(maxsteel2001us @ Mar 21 2014, 03:30 PM) If you bother to read the financial reports, car park and 'others' only contribute ~10% of total earnings. Majority comes from renting the shop lots. Sigh.. all talk about fundamentals but no body reads the reports anymore these days... This post has been edited by gark: Mar 21 2014, 03:35 PM |

QUOTE(maxsteel2001us @ Mar 21 2014, 03:42 PM) if car park and 'others' only can contribute ~10% of total earnings, means a lot of ppl going there...biz good, seller happy, seller continue rent ...... if the other way round: less ppl going there, car park always empty --> biz no good, seller no happy, seller quit rent.. strong fundamental determine the biz survival.... owner said igbreit, u must be patience.... QUOTE(maxsteel2001us @ Mar 21 2014, 01:40 PM) well..already basah liao...buy liao...so to me ..ma keep lo.....at least got dividend..... drop = chances ( valid for good fundamental stocks )...so is igbreit a good and strong company? --> for me, generate a lot of cash from carparks.... QUOTE(maxsteel2001us @ Mar 21 2014, 03:30 PM) I just want to show that car park is not the main money earner... as you have claimed in the previous posting. Want to talk also use facts mah... and I agree with you midvalley is a resilient company therefore i am a shareholder as well. This post has been edited by gark: Mar 21 2014, 03:50 PM |

QUOTE(maxsteel2001us @ Mar 21 2014, 03:51 PM) no la... i m just indicating that it can be use as a barometer to see how many ppl goes to midvalley....stem from research concepts......if a sudden drop of that, means something is not right d...lesser ppl going there.... then investor go see see is it o not...AGM time go screw the owner lo.... just my POV It is a good company don't get me wrong. In fact i like that it's D/A ratio is still low which enable it to acquire future malls. Its occupancy is also very high >99%. Organic growth is also reasonable at 3%-6%Currently generating 5.6% net dividend which also is good enough for me as it represents 150 bps above 1year FD. But if you ask me if IGBreit is a good counter when the price is at RM 1.40/share, i would flatly tell you no because the net dividend then is only around 4% in which can hardly beat FD. A good company is one thing, a reasonable price to buy in is another thing. Price is not equal to Value. This post has been edited by gark: Mar 21 2014, 03:57 PM |
