Package is like previous post.

5% can be offset during sign S&P. You only need to pay 10K as deposit and 5%-10K when sign S&P.

The other 5% will be paid to you once the bank have done first disbursement to UOA. Which mean, you just pay 5% first, you can collect back your money a few months later.

Then the last 10% will be paid to you once it is VP.

Total is 20% offer lor.... After fully discount, the price is from 530 psf, I think it is quite worth! biggrin.gif
I feel good! biggrin.gif I like there... Too bad, I no money to get one now...  sweat.gif  Sell SG and get Scenaria? Hehehe...  blush.gif

Hey Small Potato dai lou..Can share with us why you like that place ar? In terms of location, you don't feel that Setapak Green is better? I'm in dilemma now..Not sure which should I get..SG or Scenaria..

Hopefully you can enlighten me with some of your points/views/experience. rclxms.gif

Chill guys. Just as a previous project does not guarantee a similar quality for the next project, it is not fair to judge the end product 2-3 years before completion! I understand some of you are very disappointed at Setapak Green but it might not be the same for Scenaria, end product could be better (or worse), who knows, we can't see the future right?

Location, however you kiara or hartamas it, this is Segambut Dalam, make no bones about it. If you don't think Segambut Dalam can be tranformed with the clearing of the squatters then this is not for you. However, it sits smack in between MK and DPC, 2 'game changers' in the Klang Vally property scene.

On the building itself, there are some units with DPC view that are facing the Malay cemetery and the oxidation pond. These will be difficult to sell and the developer will most likely fully furnish them and offer them at a discounted price.

The facilities, pretty standard except that there will be an extensive 'green area' that will accomodate a camping site, which to me is an interesting feature that my young kids would like. The chain link fencing without sensor, well you already know my take on that and if UOA can change that to standard brick wall then they will improve the sales of the 44 1.8 mill + superlink houses.

I think one true fact mentioned by many potential buyers here is that this property is only good for own stay... for rental, think twice about what $ it can fetch compares to the surrounding properties and how long it will take to get a tenant in view of the density of this property as well as the other 2 immediate 'neighbours' ...  I have put a hold on this purchase.
*
Agree with you that this property is good for own stay.. thumbup.gif

I never thought that the address is so important in buying a property..  It's the property itself, its surrounding that will have much more influence usually.
*
Address is important and I feel it will play a big role if the segambut area can be re brand to north kiara..last time mont kiara and dutamas area also part of segambut..but because of the renaming, the property price there tends to be higher..

I agree with Hello Hello, residential profile is important, but name is more important I feel. Residential profile does not necessary secure its location to be hot spot, but re-branding/renaming a location to more classy/brighter name definitely raises a few eye brows on that location. However like hello hello said, its about combination. Renaming a location is the first step, the subsequent (like improved residential profile, good infra, value) will come in time (by hopeful).

went to site and everything seems good.  Anyway hope that next time when the road opened hope that those cars at roadside will not be there anymore.. Those cars parking beside the road make the road too small to move on

You booked a unit there as well? rclxms.gif

May I know what are the pros and cons of this project compare to anjali?
*
From my own observation, this is what I feel...

1. Scenaria has more entrance. Anjali only has one entrance
2. Anjali is next to a school (will be jam I think)
3. Maintenance fee for Scenaria is cheaper compared to Anjali. Imagine next time, you will need to pay your hse installment, is already RM 3K ++, plus the maintenance fee, it would easily reach 4k...
4. The developer for Scenaria is UOA, well-know and establish developer, but for Anjali, it would be Tago, new baby in building high rise condo..There will be a risk there la..But again, it depends on you how you see it...
5. The units available in Anjali is limited. You will need to find those units that those buyer's loan has been rejected. Unless you're getting those big units which I think they still have plenty..Not so easy to telan... But for Scenaria, you still can choose the level and unit that you like...

One good part about Anjali is their design and concept which is very cool and awesome. They have the private lobby and stuff like that..But other than that, I still think Scenaria is a better choice.
