I think one true fact mentioned by many potential buyers here is that this property is only good for own stay... for rental, think twice about what $ it can fetch compares to the surrounding properties and how long it will take to get a tenant in view of the density of this property as well as the other 2 immediate 'neighbours' ... I have put a hold on this purchase.

yeah good luck if buy for rental. flip also kinda hard. jalan kiara 3 not doing well d. scenaria and anjali so deep in... lagi no eye see maybe. but for own stay is very good!

Y fliiping is hard? Can you try to compare the 1st launch price and today selling price?

the sales guy also said this is for own stay, unlikely rental can cover installment.

unless you reduce your borrowed amount, or you wait until inflation brings up rental prices, could be years.

Not true, i believe block A not yet released, and blocks B and C not yet sold out. But 1300 sf units are limited because that's the smallest size.

impossible lar. 1300sf believe all gone sapu once release. they stuck up on dual key 1800sf. still quite many. over milion ringgit. not easy to telan.

got asking price only. but have to see who willing be the water fish when subsale. see how.
those condo unit at jalan kiara 3 auction unit also no good.

by the way...segambut, se-gam-butt name sound very no good and bad.
hope they can change address to north kiara

i meant comparing the current selling price of Block A with previous Block B selling price, according to your logic, current block A buyers are all water fish liao.

People who prefer mk will buy there, ppl who prefer kepong menjalara will still buy here...

Lol..if the address is north kiara then it will be much better..but I think the address will be something like laman scenaria without the segambut wording...checked this before with one if the sales agent..

I never thought that the address is so important in buying a property.. It's the property itself, its surrounding that will have much more influence usually.

address name is also 1 of the criteria. macam like a person name. macam fengsui,
thats why u see many celebrity look for master to give a good name. jackie chan and many others

Address is important and I feel it will play a big role if the segambut area can be re brand to north kiara..last time mont kiara and dutamas area also part of segambut..but because of the renaming, the property price there tends to be higher..

No matter how you rename, it won't help property value unless profile of the residents change. If professionals and well educated people move into any area, the place will do well whatever the name. mixture of races no issue, see bkt damansara/tunku, bangsar, ttdi, etc..

abd kor this i little don't agree liao. name is crucial part also. not only resident profile..yes there are important too.
is all about combination.... nice name, good resident profile, good infra... either 1 missing also not so good...
see the place u mention bkt damansara/tunku, bangsar, ttdi, etc... all name sound sibeh good and class...
every developer want a piece of those name... n macam ini baru ada bangsar south, damansara blah blah blah, kiara east...etc

not like chow kit, kuchai, salak south, segambutt, semenyih..... those kind of name.....
even desa park city need a nice name.... before that should be something else. lucky they don't call it chow kit park

I agree with Hello Hello, residential profile is important, but name is more important I feel. Residential profile does not necessary secure its location to be hot spot, but re-branding/renaming a location to more classy/brighter name definitely raises a few eye brows on that location. However like hello hello said, its about combination. Renaming a location is the first step, the subsequent (like improved residential profile, good infra, value) will come in time (by hopeful).
