QUOTE(Chris Chew @ Apr 20 2013, 01:22 AM) Early few buyers of 1260 sq feet should get it around average RM 410-420 psf after 7% discount, but most buyers got it at around RM 420-430 psf after the price had increased by RM 20k exactly one year ago. yea.. both use different strategy...I think KR2 had played a very wrong pricing from the beginning, where 1067, 1260 and 1457 sq feet units all starts with same pricing and subsequently, the requests and demand for 1067 sq feet were too hot to handle, prompted all 1067 sq ft units, which fully sold within 2 days into preview day and with 1260 sq feet units all increased RM 20k during the preview day ( 1st round) and increased RM 20k ( 3rd car park) + RM 50k later on ... leaving 1457 sq feet unit increased only RM 50k lately. By time to time comparison, April 2012, a 1260 sq feet unit at KR2 selling RM 410-420 psf and 1263 sq feet at Z Residence selling at RM 360-380 psf ( almost one year into launch ) Now, April 2013, a 1260 sq feet at KR2 selling RM 490-500 psf and 1263 sq feet unit at Z Residence now selling RM 500-510 psf ... I see no reason why the branding pricing had been overtook by Z Residence ... Trinity is used to pancing phase by phase, taking advantage to increase pricing gradually.. Did the same for Zest, thus the 1st phase to last phase was 200psft to 350psft.. for ZR, 320psft to 510psft from phase 1 till latest phase.. Trinity do know how to cook up the buying atmosphere KR2 show cards at 1 go... memang have to salute Trinity for their marketing strategy... |

QUOTE(Travaller @ Aug 28 2013, 02:54 PM) Hello guys .. heard there issue on KR1 condo name and it was change to Kondominium Desa Jalil and in English it become Jalil Village Condo. What do you guys think about this changes. Does the Dev need to do something or change it to something better ? What's the main course of this changes. They can name it Desa Kubur, Desa Jamban, Desa Tanjung Rambutan.. as long as LRT still beside the condo... We need something to be done else we will get Jalil Village Condo 2 as our lovely condo name. jkjk....... |

new LRT coach for Ampang Line..
good news they choose to get a new one rather than refurbish the old ones.. good thing about the coach is tat passenger can walk through to different cars so that load can b easily distributed than before.. but they still maintain 6 cars per train.. i was expecting more.. built by CSR.. i m still skeptical about china built trains.. look at the new KTM kommuter train which also make in china, the windows are always shattered, suspect they use substandard materials.. hope it is quieter and hope for the best.. http://www.thestar.com.my/News/Community/2...pang-LRT-route/ |
