How good is Kiara Residences 2 in reality? I know its close to the LRT station but its still facing the highway and Paradigm is not really a confirmed project rite?

Can anybody list down the various new condo's coming up in the same area together with the psf price? Just for comparison purposes.

I just bought 2 units yesterday. Both at Tower 3 L15 & L23. Comes with 3 carparks each. Hope its a good investment.

I think 2 carparks would be on the higher level while the remaining 1 would be on the ground. No choice i guess. But ive only placed bookings so i wont know about the car parks yet.

I did ask if I take ground unit, can I install awning to prevent those rubbish throw from higher floor, if can I might consider take one, but too bad, answer is no.if rubbish still ok, if things other than rubbish,jialat Lo..

Bro. Just spoke with dev. No removal of 7% discount. But confirmed tat Type A and B had increased RM 50k. Type C increment still pending decision on date but very soon bcz Type A and B fully booked.

Those who buy Type A and B loan rejection units later will buy it at higher price and with this scale, thry can just top up RM 20k to get Type C now bfore it increase another RM 50k or up to RM 100k.

Big congratz to Type A and B early buyers bfore March 2012. They had paper gain of RM 20k + RM 20k ( extra car park ) + RM 50k = RM 90k

Haha. Yeah, urs were consider good and premium unit. I did consider it bfore I placed on Type C bfore the RM 20k increased or bumi released. I found the individual parking is selling point compare to other Type A.

Unsure whether after RM 50k increase now, can the banks still finance 90%, tats the main issue but I think should be ok.

If our developer really kept their words with building a nice walkway to LRT then it would be advantage for those investor to rent out unit because recently with all the raining going on, is always better for the future tenant to walk back home than stuck in LRT station.

Did the developer promise to build a walkway to LRT? If yes, where would the walkway start from? main entrance of KR2 or there will be another exit in Tower 3 which is nearer to the LRT?

Bro, where is your another unit? Confirmed take up or deciding whether to release back? Or still waiting if there is any good project to switch?

There are a few things unpleasant have happened to my bookings and now I am seriously considering dropping out from it. The lawyer people say they will charge me RM2000 from loan document preparation, other than that I will almost have to pay nothing else, and I will get full refund for my booking fees.

I would like to ask if any one got experience handling this. I have given them no letters or verbal consent to get them to prepare for the loan documents. Furthermore they have got my booking fees for close to a year now, rightfullly the money would have earn some interests.

What do you guys think ?
