Seriously I have no idea on this, and bcz my few condos, all cheaper than KR2, have no issue opened 3-4 air conds at one time with 4-5 fans on plus oven, lights, wash machine , etc ... Few years gone, so far nvr hear any complaint from my tenants.

Not sure about the cost for condo and whether it's allowed or not but for landed it costs around additional 2-3k to get it fix.
So means you tried before and no problem so far, however I feel it's a gamble if we plan to stay there. You may consult your electrician friend and see what they say.

He did replied me tat, even i have 5 air cons, 3 heaters, medium size oven, electrical hob & hood, fridge, wash machine, dryer plus over 40 AMP points, the new single phase is quite sufficient and the new one was improved compare to older version of single phase ( the conductor things ) and brings more stability and connectivity of circuit ( dunno wtf he told me for the E&E language )

When I told him the project was KR2, he just ask me not worry it since it was condominium unless service apartments where he wanted to noe whether the power station circuit is connected / how to divided to the commercial a not ( depends on wat kind of commercial, no of units and etc )

The Zest is service apartments ( using single phase ) where the Zest Point was the frontage and with the number of shop lot units he had knew, he commented should be no issue.

He concluded tat, if we wanted for 3 phase, the dev must check the costing of ground works with TNB and the eligibility of the power station to support it ( whether disturbing the other area/ projects/ shops/ nearby condos connecting or linked to the station ), the cost is not high if the dev wanted to do so ( depends on approval ) but when I told him it was average RM 400 psf condo, he replied " damm u, buy so cheap condo asking new dev to simply give u 3 phase, dont say new, top dev also dont bother ur request" lol.

This is wat they told, kinda not quite understand when they speak the M&E or E&E language ...

Oh really? Then since your friend is top guy in this field then we shall take his words. Maybe my electrician over exaggerate but the truth is I did saw smoke coming out fm my friend house when he on few airconds and lightings alltogether. Just do not wish in the future we are awaken by the smoke or fire somewhere in our house.

Do you think what is the main reason why these units were snapped up quickly? Last year the selling pace for those so-called medium-large units were slower but then suddenly now all seems like gone easily. Probably due to buyers see the price of new launching KM1 West/TA and ZR new price for remaining units which makes KR2 looks like the cheapest and best buy?

Probably you are right, when someone waiting to buy props and see the price keep on increasing, they do not want to miss the boat too and especially KR2 which the selling price is still way below $500/sft which makes it really a bargain buy with so many catalyst surrounding it (mall/lrt/school/amenities/infrastructure).

Type A generally a steal bfore the 2nd increment of RM 50k. But I found most of the Type A are investors, prompted me to look at Type B4 or Type C for lesser competition and spacious for rental play.

Type B even moved very quickly recently with the RM 50k increased, which surprise me but was told it was due to, most buyers fed up of waiting the release of Type A loan rejected units.

The pricing marketing n strategy game by WCT was a mistake. They are lucky enough KR2 is located at good location, it sell by itself by cheap n fair prices in BJ. If I am the sales manager, I think I can achieve 95% sold much earlier and reduce desperate buyers who keep waiting but leaving.

Didn't realise that they going to have KR1 showhouse as almost all units are gone by now. For sure I will be among the first few to pay a visit to KR1 to have some general idea on the qualities given by developer.

I think it had increased to RM 600k+ for all Type B/B4 loan rejected units after confirmation with the developer last weekend. Ex, loan rejected units recently, T3-11-03 was RM 600+k ( 2cp, increased RM 50k, forgot exact price ) and latest unit, T3-02-07 ( 2T + 1, previously sold at RM 583k ) on Monday, thought my fren can secured it at old price but dev confirmed the price had increased and yet to update the chart.

It the unit price is yet to increase, it would be a super good buy. If, you don't mind the unit is not "ong" with 3 previous purchasers loan rejected / cancelled, lolz.

You guys are right. I think it is the low entry price that caught my friend's eyes. My friend could not afford sub sales due to its high entry price. However, i reckon that fundamental is important for both investment n own stay.

Probably after the election he will still going ahead with his plan but in addition of "south" to the BJ which is Bukit Jalil south located at Serdang/Sri Kembangan/Balakong area. Don't think we still have true BJ land to develop catering such a huge mass.
