bro. actually from ground floor, cars have to pusing down to L1.
so if flood, L4 will flood first.
but hopefully bukit jalil dun have flood problem  icon_idea.gif
*
Bro, the carpark is build upwards from Ground Floor so if there's really a flood, it will affect those on GF first.

Bro what you referred to as "ground floor" is actually CP4 or L4 or basement 4.

Whereas what we ( phekjoo and I ) referred to as "ground floor" is where the cars enters from condo bukit oug road, which is 4 floors above the facilities floor or CP4.

Our view :-

....
R2
R1
GF   - cars enteres here.
L1
L2
L3
L4 - facilities

Are we talking about the same thing ?  laugh.gif

It seems that you are talking about this :-

...
R2
R1
??   ??
L4   - facillities
L3
L2
L1
GF  - car enters here
*
Wah Bro, if this really is the case then all along I have the wrong concept, have to apologise to Bro Phekjoo blush.gif . Please forgive me for misleading and sharing wrong information because during purchase I did not study the build-up, I only spent 10 mins inside sales office before placing deposit. doh.gif

R2
R1
GF - cars enteres here.
L1
L2
L3
L4 - facilities

Cars strictly must use GF to enter carpark? Can enter using L4 as well?

Very rich and low profile. I spent 2-3 months to study the dev, contractor, masterplan and visit showroom few times to get my booking.

Few of my frens who putih putih book KR2 within 5-15 min, they do not noe anything abt the project and their profile are damm 9 rich.

Ermmm...I think you also one of them worr, shoot down 2 units hehehe rolleyes.gif

.Dun worry about it bro. We're here to share info. I think entry only from lvl GF. If car park at L4 sure pusing until pening. Haha. Btw, U really taikor la. Take only 10mins to place booking. Salute!!!
*
Thanks Bro. Frankly I'm a impulsive person, I don't like spending too much time making decision. Since this is a DIBS project, we can only pray our bets are in the right spot. As we can see from this forum, people who invested in units that just got VPed mostly having complaints such as defects, management problems, types of tenants, delays etc etc. I don't pinned such high hopes as not to disappoint myself, as long the location is good, developer do their job well, I'm more than happy. brows.gif

You are right, sounds like someone else now seems to be confused with the location of L1,L2,L3&L4.

Firstly I don't there will be seperate car park lift. It's the same lift which serves the car park and your residential unit.

When lift fails and you have to walk up your own unit, L1 will still have advantage over L4.
*
You are right because L1 still higher while L4 is at the lowest floor / Guardhouse Level. From the plan I don't see seperate lifts, don't think developer will pay extra to install service lift purely for carpark level.

Guys, don't stress yourself over all these matter, it's weekend, lets enjoy!!! thumbup.gif

But too bad, my copy which I couldnt see the parking lot number clearly.
*
Bro, don't worry about it, I'm just pulling your leg. You have done enough already, they just need to refer back to have a better understanding. Have a great weekend ahead. tongue.gif

Hi all Kiara Residence 2 Taiko tai taiko, report  myself to Kiara Residence 2 camp.

Need to ask, can i borrow from non panel bank? If Yes, any difference from panel? If no, why?

Is current signing of S&P is for Tower 1 & 2 only? Looking at everyone discussing the current arrangement of car park, really wondering how my car park will be located, my unit comes with 3 carpark, anyone want to rent the extra one? hihihihi
*
Welcome aboard, I suggest you better stick to panel bank due to DIBS project to avoid complication. I'm not sure if T3 can do their S&P yet, no harm calling SNG & CO for further confirmation. smile.gif

finally my wifey and i had signed all the docs this morning smile.gif

i have asked for the letters of freebies & DIBS related. When I read through the letter of DIBS scheme, feeling a bit confused. In the letter, the phrase "Term Loan" keeps appearing as it mentioned developer will pay for the interests of the term loan whereas term loan in my LO is only the car park loan. Does this "Term Loan" in the letter of DIBS means the housing loan including car park loan?!

And the letter also mentioned we need to provide a copy of LO to the developer and also sign and return the letter within 14 days of the date of the letter (1st oct). Do we really need to do so?

thanks in advance for taikors' advices...
*
Hi Bro Chung, good to see you again. You actually read through every documents hur? I only briefly go through cos too many docs. What letter are you referring to? Nothing was mention regarding signing of any letter for me.

bro xcess and tmc, the lawyer rep said they only give out both letters for those who ask for it. those letters are computer generated, no signature on it and no place for us to sign to. i'd treat it like a information letter. however i just feel confused while reading the DIBS letter. those letters are dated 1st oct, so don't think is hot from oven.

too bad my car park lots are at level 3.. but good thing is they are just next to lifts. give and take lor... my car park lots are tandem, but both cars can go out independently (located in the middle of 2 pathways)
*
You are lucky to have a parking next to the lift, L3 is small issue. Thanks for the explanation on DIBS letter. smile.gif

Hello to all KR 2 buyers,

I am a newbie here in this forum as well as newbie in property buying.

I am interested with KR2 for either investment or own stay due to its locations and the package offered.

However, I am concerning on the following:
1) High price- 600K++ is quite expensive
2) Developer- since they are new
3) Workmanship
4) Actual look of the condo as there was no show room

My request is simply to ask for your kind advice on the benefits of buying this property.

Thanks everybody and have a nice day ahead!
*
Hi Jason, I suggest you read through this thread including those that was posted many months ago to have a fair understanding regarding this project. You may also like to give yourself more options looking at other properties too. Getting a property is a big commitment, make sure you do your research and ask around as much as possible.

When purchasing property from either new or well established developer especially for new project launched, there's no guarantee no matter what they promise. Good luck smile.gif

Are there common access from the lifts ? For example, if you unit is at T2, are you able to access your unit from the car park lift 1 or lift 3 ?

Say there is situation where one's unit at T1 but the car park is near lift 2 or lift 3. If there is no common access, then the driver will still have to walk quite a distance at the car park floor to the right access.
*
IMHO I doubt there will be a common lift as all units are quadrant zone, T1 and T2 are seperated although standing side by side. smile.gif

Pardon me, if the unit is bad for ownstay due to whatever whatever, it would be bad for investment too. Why would it still be considered good enough for investment ?

All it takes is giving yourself time to get use to it. I have dogs barking 24/7 at my current place, after staying here for 3 years, you'll not notice a thing. smile.gif

bro, if u buy it for yr own stay, most important is u yrself judge it weather u can accept the noice or not because u r the one who stay in the house. different ppl come with different tolerence level. no one will say it is bad for yr own stay if u think it is good for yr own stay. u yrself should judge it, not others.
*
I have to agree with you. Frankly I'm getting this for my own stay, of course I did take noise pollution into consideration. I'm a person who on air-con almost everyday thus I don't really open my windows. I'm sure those who have purchased a unit facing highway have already made their wise decision.

Judging by the posts here, seems like tower 1 type c mid floor is getting car park at level L3. Not good at all.
*
Bro, don't make early assumption yet. Mine is Type C (High Floor), carpark is at L2, located between lifts for Tower 1 and 2.

Yes, L4 is the lowest. Did you see your parking plan? Your tandem parking can exit both front and back or the first car have to move out in order to free the second car?

Well... congrats to some of you who have gotten good car parks at Level 1 or 2...

I have to admit the car park allocation is screwed up big time and have caused a lot of unhappiness. I booked a Type C and I got Level 4! And it is not even exactly near to the lift where my tower is located. Brought it up as an official complaint but yet the developer refused to budge nor do anything about it as they don't want to request any form of changes whatsoever with regards to the car parks...
*
If there's an exit at L4 carpark, then all problem solved. Did you ask developer this question?
