The units are completed and CF which should be issued before end of 2015. Natur is Freehold, Gated & Guarded, 2 car parks and low monthly maintenance fees and toll free !

The most interesting question the owners will ask what is the subsale price.

As a general observation if you track the new projects launched recently in Sungai Long, Balakong and Cheras most of them are selling in the range of RM400 to RM500 per sq ft. As for SOHO the price is even higher at RM600 plus per sq ft.

Of course at the end of the day it is the market condition that will dictate the final price. Willing buyer and will seller.

You can check what is the price per sq ft for new projects like Landmark Residence, Symphony Tower, The Netizen, Saville @ Cheras etc.

Another strong point for Natur the Assessment (Cukai Pintu) and utilities like electricity, water and sewerage are based on residential rate which are much cheaper than commercial rates. This amount to alot of savings for the owners !

First of all how often you use the facilities at these Service Apartments. I am not surprised you need to pay minimum monthly service or maintenance fee of 30 cts per sq ft thus amounting to at least RM300 per month.

Honestly the location of Natur is Good. It is Toll Free via Lensen and Alam Damai thus saving substantial money if you remember the recent increment in toll charges. As a example the toll near BTHO has increased from 90 sen to RM1.30. Secondly it is also near to MRT stations just a few minutes drive to MRT at BTHO or Sentral Cheras. Nearby is the Chinese Primary School.

If you are so unhappy with your unit assuming you owned a unit you can sell your unit cheaply. This is a free world you know.

Or you are trying to downgrade the project so that you could buy a unit at lower price as you have missed the boat earlier.

Deliberately refused to acknowledge that the project has very strong points does not change the facts.

Notwithstanding the above you should learn to be happy with the purchasers of the project.

I am convinced you do not even own a unit here thus who are you to comment on this project.

You try bottom fishing by TARNISHING this project so that you could grab a subsale unit at a low price. Too bad you fail as the owners are knowledgeable. If you miss the boat earlier do not be envious of other people who managed to purchase a unit.

If you continue to tarnish this project with ulterior motive I will not be surprised you will be sued.

All the owners of this project will reap handsome gains when the keys are handled over to them which will be very soon. HUAT HUAT lah.

The costs of construction have increased significantly since the project was launched 3 years ago. The recent devaluation of our Ringgit which means raw materials are more expensive more plus other factors like GST and hike in toll charges etc all add up to the building costs. Of course every project has plus and minus points. As for this project the strong points are 1) Freehold 2) 24 hours gated and guarded 3) Low monthly maintenance fee 4) 2 Car Parks (Side by Side) 5) Built Up area is relatively big more than 1,000 sq ft 6) There are other amenities nearby such as a Chinese School , few hypermarkets, hospital etc.
Accessbility to the site is good and best of all it is TOLL FREE.
Use your wisdom to price your unit if you want to let go your unit.

With deep respect Natur is NOT a low medium cost apartment. If you have a copy of the Sale and Purchase Agreement you can check on it.

A wise decision as the property value in general will appreciate more over time. A freehold property like Natur is a good hedge against inflation. Presently you cannot get another similiar property with the same initial price you paid for Natur.
