QUOTE(jy1905 @ Jul 19 2012, 03:51 AM) just read that party may reach 1670 then only hit rock. alex also said maybe still have some weeks to party before GE hits if it really comes. well myself also bought some stocks lately, me also worry a bit. even reits can fall one. but it's good to reach new high follows by another new high, so that later GE excuse to pull back, still got much room there. best hit 1700 then pull back to 1600, then my portfolio ends up still about the same as today's one. |

Although our CI is all time high, but actually many stocks are still not yet recover to their 2010 high. In fact, many are still at 20-30% lower.

QUOTE(cherroy @ Jul 19 2012, 04:29 PM) Pavreit is the most ridiculous one. Now almost reaching 4% category. The pavilion Extension was plan to fully completed by 2015 3Q, USJ Mall still under construction, F88 yield still too low to be injected in. Now the only upward side is that new Fashion Street section that overtake Tang. Could that be a big profit jump? I bet not that big. Next year 75% rental renewal, probably fees upward 5-10%. That together still....yield cannot be more than 5% at current price. |

I think it's VERY HARD for DRB to sell entire proton to VW. I expect lots of lots of noise would be raised by those BN people (our dear Dr. Mahathir for one).
In fact, I think it may not be a good news for DRB. I am seeing Proton should benefit DRB more if it does JV with VW instead of sold to VW. Proton has valuable assets, to effectively utilize those assets worth much much more than selling them in one shot. However, on the other hand, this one off selling may calm the nervous market regarding DRB's fixing Proton story that deepen its debt and spending its cash. Anyhow, I wish this can become a catalyst for DRB share price re-rating. It's so cheap right now! How can it be so cheap? It should be a blue chip status stock lah! Should up 100% lah! Added on July 20, 2012, 6:27 am QUOTE(ngaisteve1 @ Jul 19 2012, 08:20 PM) actually that 5.5% sales charges is for cash investment. but if you invest from epf, the sales charges is only about 3%. At the moment, all my unit trust investment fund is from EPF only. Can tell us more about using EPF money to buy unit trust? Thank you very much!! 1. You said only 3% instead of 5.5% on equity funds. What about Bond funds? Also less then 0.25%? 2. Is there a choice for us to choose from investing in one shot or in period (certain amount monthly etc). 3. The outcome of the investment will be written in our annual EPF statement? Will it be written separately in that statement? And we'll receive a separate statement from the IB (ie public mutual) too? 4. We can terminate the investment anytime we like or there's certain restriction? Meaning, sell the fund and all money goes back into EPF account. 5. Can we select the "dividend payout" option on the unit trust? Or must be "re-invest"? Anyone who knows the answer also can answer. Thank you very much! This post has been edited by yok70: Jul 20 2012, 06:28 AM |

QUOTE(ngaisteve1 @ Jul 20 2012, 11:54 AM) Off topic Thank you very much for this OT. 1. Sales charge for conservative fund like bond is lower, ya think is 0.25% 2. You can only invest certain amount from your EPF account 1. Got formula to calculate that. 3. After you invest from EPF account 1, you will be a deduction from your EPF statement. 4. Yes, after you sell, the money will go back to EPF account. 5. Yes, you can choose either one. You can even do all these yourself online (including switching fund) after you registered do login to publicmutualonline. For more info you can ask the expert in http://forum.lowyat.net/topic/2007814/+2420 Recommended agent to look for - wongmunkeong And for question no.5, the dividend cheque will be paid to us in cash or the dividend also go straight back into EPF account? Just want to make sure. Added on July 21, 2012, 5:08 am QUOTE(cks @ Jul 20 2012, 06:01 PM) Very cool! Attack China Islamic banking!! This post has been edited by yok70: Jul 21 2012, 05:08 AM |

4 greens the rest mostly red.
today shot some Hektar. mopiko tak ada. Added on July 23, 2012, 5:07 pmDo you think Sungai Wang's crowd getting less recently? I got this feeling. I think they should turn the 6th floor into "entertainment street" with cinemas, bowling, ktv, bars etc. Since now the 6th floor is kind of dead. However, CMMT's income still strong. 1H net profit increased 56%. Gurney Penang and East Coast Mall got some potential. This post has been edited by yok70: Jul 23 2012, 05:09 PM |

CIMB's investors roadshow outcome: HK investors mix, SG investors underweight, Malaysia investors overweight(rushing in buying!)
Where are you at then? Me is accumulating more on defensive/dividend stocks but still pretty much holds current holding risk stocks(construction etc) for now. Attached File(s)

QUOTE(cherroy @ Jul 23 2012, 10:33 PM) Never take in the revaluation capital gain on property. Thanks for pointing that out. Market also doesn't react to the profit rise because of property revaluation. Market will respond to its operation profit improvement only. Yes, CMMT operation income is pretty strong, From 40 million to 48 million, but not a 56% gain. Added on July 24, 2012, 1:37 am QUOTE(Boon3 @ Jul 23 2012, 11:08 PM) What's the earnings per share if minus out the 'revaluation profits'? Thanks for pointing that out. Now I just ignore the earnings and just look at the dividend. Comparing Jan-Jul 2012 dividends vs Jan-Jul 2011, which paid more in dividends? Qtr 2.11(sen) vs 2(sen), up 5.5% YTD 4.2 vs 3.9, up 7.69%. gearing ratio 28%, slightly higher than half of allowed 50%. cost of debt avg 4.7% while avg term of maturity is 4.3 years. 69% fixed rate and 31% floating. not "cash rich" but seems moderate loh. from your past posts, i know you are definitely not a "reit guy". It's cool, really. As long as we all making money. This post has been edited by yok70: Jul 24 2012, 01:38 AM |

QUOTE(Boon3 @ Jul 24 2012, 11:58 AM) Reason why I asked you for the comparison of dividends payout is that it has been suggested that we need to make sure that the reits mananger is doing their job well and making sure the shareholder gets more dividends each year. Exactly. Axreit has been aggressively expanding their portfolio since listed. The income is also increasing. Since they usually did private placement to gather funds for expansion, so the DPU may not see that much of increment (but still have increment). However, on the other hand, the loans that they took will be expired in few years time one after another (common for reits), so the income from newly injected properties will be much into the DPU since no need to pay debt interest anymore. Besides, Axreit has very good record of injecting properties with high yield (above 7% usually), so there will still be some profit left even after paying for the debt interest. The most important part of new injection is the yield (long term, of course). Yes, I read before the purchase of properties by Axreit. With the funding done by placements of new shares, the share base would increase by 20%, which would be a dilution in future earnings. |
