Yes, 10% within 60 days and MOT upfront. If not lawyer wont proceed with legalizing the snp. Fuyooo first house sudah beli near rm1mil house. How old r u bro? My first house only rm350k. I was not as rich as u. Huhu
*
so..as long as i able to pay the 10% by 60 days should be fine right...but it is still very steep!!!! i barely have enough cash to pay the 10% and didnt even know i have to pay MOT...

I am 30 this yr. Buying with my wife la..i i cant afford this house alone..btw..to be precise, this is my first house in malaysia. earlier this yr we bought a rm100k house in china..so technically u did better than me (>350K) when you bought ur first house..haha

Haha. I like HK lady, bcz fast and furious, straight to the point, of take it or leave it if ya cannot handle.

Taipei ladies are the best ever! Simply cheerful and damm easy to approach ...
*
The sifu has spoken..

Anyway, HK ladies are much more conservative that you would expect them to be (not referring to looks though)..

For taiwan girls, tooooooooooooooooooooo geli because they speak with a very "teh" tone if you know what i mean.. haha

Every time I see Pentas 1 I damn sakit hati coz I didn't manage to get a unit there. For me I think it is one of the best facade in AI yet with sooo reasonble price.
I dunno whether I shud congratulate those Pentas 1 owner or envy them..:ahaha
*
Me too... I like p1 a lot more and I wish I could get a p1 end unit...anyone wants to swap with me? brows.gif

Hmm, nvm la. At least u got Pentas 2 what.

Pentas 1 looks very nice and real sharp, but, Pentas 2 not bad what, at least the pillar to pillar offers bigger width space compare to Pentas 1.

I dunno Pentas 1 can park 2 Camry or Accord side by side with walking comfort or not.
*
P3 is the worst with two thick pillars..

Indeed I am a bit worry, many people think property sure make profit which I think is wrong, a few things must be addressed before we comment further.

1. Investment involve risk - although in long run, property is likely to go up, but in short run, the chances for correction is possible
2. No such thing of guarantee make profit after VP (even though it is landed property)
3. If I purchase a property, my bottom hope is that developer must deliver the product (house) to me, making profit or not is the 2nd concern, I hv seen so many abandoned projects in the last 2 decades.

TTDI vs I&P - Alam Impian,

In terms of % appreciation, assume mkt constant
TTDI = Club House + Fenced
I&P = Nil (No fence)

I&P old SD > TTDI latest SD (entry price for I&P is damn low)
Pentas series (1&2) = TTDI latest SD
Pentas series (1&2) > TTDI link house
I&P Precinct 1 = Pentas 3 = TTDI link house
I&P future SD < TTDI link house < TTDI SD
Long run (> 10 yrs), TTDI latest SD > Pentas series

p/s :- Pentas series will most likely fenced

A very valid point...people in Malaysia is blessed that they have never face property bubble burst before..it is a real threat...with precedent case like United States and HK. Just buy whatever we can afford to pay..then it should be ok...

Ya...But p3s corner unit very expensive...on the.other hand. P1 is only marginally more exp than p3 intermediate...and they have white grey theme which looks more contemporary than the beige interior of p3. I feel very imbalanced (envious).. haha

This perimeter fencing discussion keep coming up in this thread and will only put to rest like what happened in Laman Glenmarie 2 when the developer finally soliciting signatures from buyer before submitting FnG proposal to local authorities. Hope I&P will wake up and follow the footstep of LG2 developer given the unrealized GDV for AI is significant.
*
Since consent letter is signed, i think the likelihood is not remote. The only thing is that we need to fork out money for the fencing?

If AMINT boss uses his charm, magic and persuasion skills to cajole and convince En Zaili tomorrow, then Friday session will be a great celebration for our pentas hero. Then we can build a statue of Amint like Kim Jong Il at the main entrance to Pentas. Amint boleh!!

Dear Fellas,

I have had a 30 minutes chat with En.Zaili and on the exact details, I will inform Pentas hardcore on what to do next.

But for now, please keep sending emails to I&P. En.Zaili is aware of the problem and will forward the message to top management. The next person to contact is En.Zulfaqar Abdullah, GM of Operation for Alam Impian.

En.Zaili recommended us to set up RA as soon as possible and right to MBSA in setting up the F&G. With the letter to MBSA, we should accompany the letter with the 85% of agreement that I&P has gathered previously.

Upon receiving approval from MBSA, we shall write a letter to I&P, negotiating on the contribution of the fence, guardhouse, boom, cctv etc.

If I&P is kind to supply (based on my discussion, he sounded like I&P is interested to contribute to boost image of township), then we might get some or all depending on top management decision.
*
You are the man! anyway anyone familiar with setting up RA?

At least you save on the cummulative interest, right?
those ppl who started paying progressive billing, have already paid thousands since first disbursement...
but you only started paying interest on 70% of drawdown... same as what the others are currently paying now....
Cheers!
*
Elchico, but most of them would have second year DIBS.. so their interest cost should be lower than mine.. anyway, there's always a price to pay...very exp to own a house.. now on maggi mee everyday.

bengjiun, u signed the S&P now? How much you pay a month?
*
Not yet sign, but the lawyer will courier over the SnP to me by today. Monthly installment is about RM4K, interest amount tak tau lagi.. i presume it is going to be in the region of 2K to 3K for the next 12 months?

I suddenly realise actually malaysian very rich, as all can easily afford RM1 million house (e.g. fellow pentas owners)....as for me..still trying to think where i can come out with sufficient money for my 10% deposit..same same human but different fate..

Lion King,

I see you are from quite a well off family...that they have the financial strength to back you.. no wonder you r the lion king! notworthy.gif

Ahken,

You also just concluded to purchase P3? I dont think you can avoid la.. i've decided to put as much spare cash into my flexi account as possible to reduce the interest amount. Not that it will be significant, but it is better than nothing. I am accountant by profession and i count to the penny... sweat.gif

Also, we paid the most for P3, so in fact our capital gain will be the lowest as compared with other fellow Pentas owners.

I suspect upon VP, we would be lucky to get 950K. More than this amount, there is actually quite a few other choices in the market for potential buyers.

But what if RM1.38mil is not achievable until, maybe 4 years down the road... Are you going to stay there or leave it vacant? If stay there, need to do furnishing, at least another RM100k gone for furnishing... then when you calculate interest till 4 years later, then maybe the additional interest + your holding cost increase again... wait for another 2 years... so in total, 6 years, need to recover all costs of buying and moving a house?

What do you all think?
*
Rent it out is the only way to reduce holding cost. But if you need a house to stay, these holding costs will be inevitable.
