well..i dont think AI is cheap if we were to look at overall package...(which there is none, frankly, as compared to setia alam). I can only say it is priced fairly for the product they deliver. i like to think Alam impian houses as no-frills airline.. u get the basics only..but it should serve you well going forward...setia alam is like maybe cathay pacific, a lot pricier for some perks like inflight meals (commercial) and entertainment (setia mall) that is provided by them. for people who buy AI, you must have this expectation to travel 20 mins to either subang or bukit tinggi 2 for these perks..and to me, i dont think it is very inconvenient,since it is a week end thing only..i will not like to have a mall next to my house anyway!

also if you need to go groceries, there's econsave and giant at jalan kebun, 5 mins drive...the only downside is food...must travel far for my fav food in klang..

oh yes! i like the wooden flooring and big build up..it is a very fine and proper house..the only downside is that it is a housing area and not a proper township..but as a buyer and own stay, i think it fits my requirements quite well..so it is ok!

yeah there is one loan got rejected, so i could switch to the unit facing field, and need to pay extra RM22k. but the additional amount is indifferent to me if amortised over 30 years. Given the small car porch, i think it is worth the switch!

Now I just need to patiently wait for the lawyers to send me the snp.. drool.gif

Yeah got loan approval letter already. Come to think of it...the interest is going to be as much as my installment.... and over a year.. crap...need to pay over 30K because no DIBS.

I took PT116930, the list price is 880K versus 855K (none field facing)?

I hope my new house dont face any lamp post, bad feng shui..

Same row not facing field is 855K, and facing field is 880K. I didnt get any discount la, it is the list price.. in fact i don't get DIBS either..sad.gif

Ken, the list price is 880K. they might have told you wrongly. If there is an available unit i am pretty sure u can get it at 880K.

BTW, are you also pentas owner?

Haha i was just kidding about the toilet pic.

Anyway, i will drag 1-2 weeks more before i sign my SNP and then fully utilise the 60 days period before i pay my 10%, hopefully can a bit of interest there..lol..typical chinese pek....

I hope they dont disburse 70% upon signing the snp, since i can see they are making pretty good progress with P1 to P3.

not sure ler, my offer letter says 880,888 and that is the highest list price as per brochure for type A and A1 (my unit is A1)

an easier way is to place a 'pa kua mirror' infront of entrance to reflect bad aura..

but best is not to have any obstacles..

ya..i was pretty worried about the lamp post and sent my mom to do site visit..however she couldnt tell as the lamp posts are yet to be errected..but then..given my family is quite big..the ability to park more cars at the fields i.e. practical consideration already cancel out my concern on feng shui..lol

I have a question. is it even remotely possible to rent out in Alam Impian? I am currently located overseas and i dont think my family would move in anytime soon. If i could rent out for 2k, i will be pretty happy..

Actually, break in is everywhere, even in those GnG community. it is just that the probability is lower in in those proper GnG housing estate. I come from Klang and those GnG such as Setia Damai and Ambang Botanic, selling at a premium of 40% above the rest also experience break in..

I think i will spend some money to fit my house to rent out in the short term. Hopefully can find a tenant by then.

I thought it is illegal to fence up? i am not sure if the layout is fencing friendly as well. Given the fact that there are multiple entries to pentas, i wonder how to fence up as well..

BTW, i was reading thread on Canting and just curious how severe is the air polution and is it directly from those factories facing pentas?

Most of the owners, rather keep it vacant than rental income.

Thanks for the useful insight. I can understand why Rent out is a big no because it is easier to sell at a prestine condition. Unfortunately Alan impian is a bit quiet now and can be hard to attract these group of people.. probably to some middle.mgt working around shah Alam

It wasn't intended as an investment in the first place.. since I have no immediate need to use the property why not let others to help me with my interest payment for now...that was my thinking la..downside is that the tenant might mess up the unit that I want to stay in the future..
