I receive IPHOMES sms notification from them. JChoo taikor know earlier than me as he was informed by the banker. Normally bankers will be the first one to know about new launches. Be friend with them will have a lot of ahead-of-time information brows.gif

The upcoming 22x80 terrace is named as "Tenun", same to the name of the shoplots.
Starting price at 718k. Model house already available in Sales Gallery, but still wrapped.

I missed it when I was there during Pentas 4 launch, was told by JChoo taikor, and he took a few snapshots of it, facade looks nice, but internal floor layout I personally felt a bit strange, maybe due to I cannot view the full image. Perhaps take a spin to the Sales Gallery will help?

For the Nukilan 3 I bought, it is around RM397/sqft. Much higher than Pentas, but lower overall entry cost.

Ah, wrong calculation, I thought purchase price/land size in sqft. Didn't know it is calculated per built-up.

Maybe yes, but this time the 22x80 Tenun design is a little bit weird for the 1st floor. I post the model house image in Nukilan thread, those who interested can take a look.

They (SA) just have their pride in them. Maybe they are so proud of InP, never worry their product cannot sell. Attitude aside, I personally do feel that InP build quality is very good, and AI township location and planning is very good.

I faced the same attitude from them, yet I still buy. What to do??

From my last discussion with an agent when looking for subsale in AI, he mentioned that the cemetery area was confirmed and was as rule set by MBSA. Most likely it will not be able to change/convert to other housing or development.

For further clarification, will have to call sales gallery or MBSA to clarify.

If I judge correctly from your picture, you are referring to the land clearing next to Pentas 4 areas, which already covered/fenced?

If so, the land clearing now should be for the ground work for upcoming 24x80, which I shared in Nukilan thread. Refer to shaded area in the image below. Some opinions say to be the best area in AI. Expected to be launched within 2013.

No problem boss. Btw, I was told by the SA that AI will also be launching commercial units by end of this year. Looking into this matter, you will notice the land along the way to AI TTDI is also doing the ground work, where that area according to the master plan is for commercial. It is the area marked as Tesco in wikimapia.

I think someone (cannot remember which taikor) tried to clarify with InP, but was told no Tesco to be built. No sure who marked Tesco at the map.

1 thing for sure is, that piece of land is reserved for commercials as shown in the masterplan, and according to SA commercial will start to kick in end of this year.

Yes, agree with you that the facade did not change much for all the newer phases. Older phases like Ukiran, Nukilan 1,2 can still see obvious difference. InP want to standardize the houses facade for uniformity???

The new phase next to Pentas 4 (A2-01b) will be 24x90, confirmed. Just visited the sales gallery and snap the title of the model house. Unable to snap to interior layout though as it is covered.
