QUOTE(calvin989898 @ Jul 15 2013, 09:42 AM) Yes, the clubhouse park is build on top of the car park. Those trees in planted on top of the carpark roof. This question has been raise to SDB landscaping contractor. Their response is, they will use special planting methods. Before they plant in, they will 'cage' up the roots to limit the roots penetrating the civil structure. Those in the quiet park is planted on the real solid ground. Many condominium have facilities like park and swimming pool on top of carpak. Any cases of swimming pool leaking on cars? Most condo park would plant small trees and sometime I believed it was intentional not to let the trees grow too big (no fertilizer)...n sometimes palm trees are planted which need the least maintenance... But if real park then maybe different story n if need maintenance on structure years later, it will no longer be for the developer's account but from the maintenance fee collected... Armanee Terrace at Damansara Perdana had the garden balcony but heard got problem due to the plant root eating into the floor... Maybe more to worry is those carpark level right below... |

QUOTE(maverickzack @ Jul 15 2013, 12:58 PM) Yes there is a lot of cases water leaking or there's stain below. Its hard to predict as when heavy rain the soil can stuck the drainage system and cause water flooding to the ground units and car park below. My other point is years later, its becomes the MC/owners problem. Even the contactor only give 12 months warranty n developer will also no longer responsible...Its hard to control the roots how it will grow.. Hope they manage to do it right, that depends on the landscape/structure architect how well they know about all these I guess? |

QUOTE(HELLO HELLO @ Jul 17 2013, 11:10 PM) Life’s truly a walk in the Park 60 units per acre considered low density for condohttp://ipropertytimes.my/lifes-truly-a-walk-in-the-park/ Selangor Dredging Bhd’s (SDB) gated-and-guarded, earthquake resistant Windows On The Park (WOTP) is going to be a skilful melding of indoors and out, a calm vibe and a vast expanse of green, inspired by homes in places such as Adelaide in Australia which overlook ample parks – a rarity in Malaysia. The three blocks of condominiums, with a total of 540 units and gross development value of RM530 million, will sit on 8.98 acres of freehold undulating land, of which 4.2 acres or 47% will be dedicated to three-tier planting of carefully selected trees and shrubs for that jungle-like feel, said SDB communications and corporate affairs manager Yeoh Guan Jin. Located in Bandar Tun Hussein Onn, Cheras, WOTP offers the homeowner and family the health benefits of parks in an idyllic setting. (Studies by California-based The Trust for Public Land show parks keep communities fit and healthy as access to them increases the frequency of exercise. For small children, playing is learning and parks support play and brain development. Generally, residents in housing projects with views of trees/grass experience reduced mental fatigue.) |

QUOTE(HELLO HELLO @ Jul 25 2013, 08:30 PM) Impossible for block b to cut into small unit. maintain 60 unit Per acre is the best. Not too high and not too low density. I think for 2100 sqf unit hard to sell because of the facing. Only facing guard house and block c. No nice view yet expensive. Another thing is no show unit for such a unit cost close to million or above. Becoz of the slow sales for big units, it is not totally impossible for the developer to reapply to authorities to change the building plan. Business is still business. This is especially so when none of the units in that block has signed s&p. It does happen for other projects... |

QUOTE(HELLO HELLO @ Jul 26 2013, 07:05 PM) no lar. 2500sqf still doing quite ok. even it is not as good as 1700sqf & 916sqf type. Hope that you are right of course...am just sharing that there is a possibility which is not totally impossible only...2100sqf type is not the biggest. but slowest among all. even you look at 2500sqf type same facing with 2100sqf surprisingly doing quite well compare to 2100sqf. that is why sdb building the 2100sqf show unit. for Block b have the nicest view among 3 blocks facing biggest quiet park and clubhouse park. shouldn't have much problem for block B. don't think sdb will do that to make it smaller and this move will only affect their reputation for future project. so far all their past projects are quite well done. Park seven, ameera, limabatu, aman sari, 20trees and 20trees west. |
