Because they Haven't the advertisement permit for launch. So only Maybank can do loan for block C. Something like pre -approved

mine was just an informal chatting and basic calculation. nothing was formalised and signed.
i am very sure my cash flow is ok, just the bank have their own calculation.

i dont think verbal confirmation is valid. it only act as indicator on how much loan i can apply, that's all.

The SA said block B will be launched a few months later from now, and price will be up 20%. But looking at the slow take up rate for block A's 2000++sf, I really doubt price will be up that much for block B.

Yes, called SA today too, she said verbally AP Is obtained, mostly probably will send letter to buyer by 1 Oct. Also, heard that they are going to allocate more car parks lots for buyer to buy, each car park lot costs RM 20k, but not side by side car park lots. It is front and behind car park.

I wonder why there is RM35/mth for each car park on top of the usual maintenance fee (0.275/sf, inclusive 10% sinking fund).

The SA said it's maintenance fee for the parking lot and it's a standard practice for all SDB's condos. 

It's like paying rental instead of getting 2 free parking lots come with the unit 1684sf as told.

Thought someone told me before calculation of maintenance fee is something like:

Maintenance fee = (unit area + carpark area) x rate.

Looks like I might have been wrongly informed.

yesterday visited the sales galler, 900ft2++ still got 20% left. But 1 car park turn me off.

Whoever bought this Sutera Apartment, should have made some money. If I'm not mistaken, its pretty cheap about 150K.
