Also useful for purchasers looking for higher LTV of 3rd house and above, but it's rate normally doesn't look wonderful. Is it -1% for this project or better rate?

IMHO, 3.2 KM, Walk is easier said than done; a good distance for own-stay, wouldn't be over-noisy and messy, and driving-distance to train station.
