They will each other.. Sunwai already nt doing well fr fashion retailers in PWTZ n velo (mention in nexis thread) n opening here also....

Ltg kor, i think this KD wont be BB but only 1 mall will do well which i hope TG leh.. hv to be FnB focused to fill up the mall la.. KD malls can serve KD (600k), Ara D (evolve mall is stronger than citta), tropicana, kwasa Damansara n sg Buloh areas..

for now , i can see nearby empire city mall is more attractive , the curve may get some impact

Yes Empire will be another regional mall for Damansara which might affect curve n 1u too.. So it will be the 5th regional mall in selangor (1u,MV, SP, ioi City). ECs concept is good but access isnt la..

KLCC and Pavilion are at a different class...those attract super rich tourists (now from China and ME), thus they can sustain forever and ever.

Yes.. KLCC also got extension klcc new twin towers with a mall below tht will double KLCC malls size.. I also hope MRT2 station will be near klcc2..

Back to Encor mall.. as i hv predicted earlier, the mall will die by the time TG completes n the apartments above will suffer cos the mall is a fail mall which will reduce the value of the apartments.. now buyers here are paying a hefty price to be above a dying mall+far frm the MRT (although walkable).

Its seems TG also dare not to launch phase 3 & 4 at this time, Encorp will not do good even in long term.. the residence there should be very worried...

TG already launch phase 3 mah.. final one is tropicana hq n apartment block D.. Encor residence shld be pissing bricks cos someday anchor might pull out n mall might jus be empty.. location, access n mall management is very critical..

Both mall targeting different segment of customer la .
for strand will be more to family and is a neighborhood mall , and TG more to a public mall and for shopping frenzy .if you like quiet jz go for strand , want crowded and shopping then TG .

Personally I like going to strand for movie .easy parking and easy ticket .
After movie then coffea coffee .If they can pull in more jap and korean cusine restaurant then lagi best .

Btw residence fully sold ? the progress is real real slow ... really dont understand what this people doing.

This Mall really bad feng shui. Never dare to go there alone at night.....Also management tidak apa, dont really care about their shoppers in the mall. Dangerous obstacles everywhere, people fell down here before due to the obstacles on the floor and injured badly but i believe the mall management cover up or don't even bother to do anything about it.

encorp bumi punya developer transparency also lower maybe alot of makan money going on, how want to sustain in long term. i heard they got a government project in melaka, near to high speed rail also.
