Soho were mostly booked by the agents And they got very good discounts from developer which normal buyers that bought direct do not get...what soho buyers face when vp is not just the staggering 1150 units but also those units with discounts bought by agents and their customers AND ALSO the many units that bought by staff with even bigger duscounts..
Wont be surprise u need to hold for 1 to 2 years to see any decents rental or subsale price

Tks for the info as this confirms my suspicion.

My take is small soho duplex unit is more suitable for residential and not office. Potential residential/office mix after VP is 90:10. I agreed the bulk volume of 1000 units will fuel internal competition in rental and subsale. One needs to hv holding power to ride through the initial volatility.

My guess is that there will be a higher number of offices after vp at the SOHO. Look at the Cheras Business Centre just opposite, u can never find a carpark there and this location is pretty strategic for small entreprises to have their office set up with few employees type and with the MRT, it will be much more easier to recruit staff as experienced currently by offices nearby LRT

so far this project, for SOHO it was like this: Staff -> Special-arranged (less than 30 people) -> Early Bird (they so called Early Bird, but actually are Publics walked in on Saturday)

for Service Apartment: Staff -> Publics

It's very fair compare to many other projects

* CaptainCool - are you public, right? (got someone mentioned he/she took leave and went there early, it was you, right?)
