I saw many of us are from melaka and am thinking of starting a new thread to share information here. Our price is somehow quite different from Klang Valley. i would say workmanship charge is normally cheaper but 'things' might be more expensive... competition is not as high as in KV i guess.... besides, i think it is important to share bad experience too as to avoid having another victim... melaka also ada orang jahat.... hahaha...

let me start with my own experience... trying to recall as much as possible... some information might have been shared in other thread before...

electrical :
1. d/l installation - rm8
2. ceiling fan installation - rm20
3. crystal light installation - rm20
4. d/l looping & installation - rm25
5. t5 in l-box (looping & installation) - 8w - rm 15, 14w - rm18, 28w - rm25

gate :
gavanised with powder coated - 17' main gate and 2 1/2' small gate - rm6800

auto gate :
model : gm 328 folding swing including sensor and siren excluding wiring - rm1600

curtains railing (diy installation) :
1. curtain rail - rm1.2/foot
2. roller - rm0.08 each
3. end cap - rm0.40 each
4. double bracket - rm1.2 each

aluminium doors :
7'6" x 10' powder coated white aluminium frame with 5mm glass - rm5100
8' x 8' powder coated sliding door with 5mm glass - rm3200
6'6" x 7' 12mm tempered glass fixed panel - rm1100

yo, TS, i m also from melaka, nice to meet you, now i m looking for people to do for kitchen cabinet and also wiring, and i hvnt apply for tnb and syarikat air, some people told me apply meter muz find certified contractor to do for you, some said no need, we can go and apply ourself, so do you know which 1 is true?

TNB was applied by my developer and they only asked for my IC copy. Not really sure what other documents they submitted. as for water, it is much easier. i applied at samb building at jalan hang tuah. since, i applied my water much later and i only showed them the tnb bill of my new house and a copy of my ic. get it done in less than 10 mins. they went to install the meter within 3 days... quite efficient...

ic, just ask another contractor, he said due to i bought subsale house and already few year din apply for tnb, so we need to find tnb certified contrator to make sure the wiring safe to use, and must find those contractor to apply the meter, and kena charge rm150 for their service sweat.gif sweat.gif

I am from Melaka as well. Nice to meet you.

What u mentioned is true. I am a contractor and my client's house had the same case as yours. Since there is no electric, we couldn't start any work. Hence, I had approached the TNB to enquire on behalf of the owner and the TNB said that the owner have to engage a TNB certified Contractor to inspect and to apply on behalf of the owner. Hopefully, this helps.

buying leather sofa in Melaka is the hardest thing to do. Price is very expensive. Most of the half leather are priced at 4k to 5k for 123 seater (westcourt and cavenzi are not in my choice as they look too fake!). End up buying from rozel although reputation not that good here...

I will say, you get what you paid for biggrin.gif, surveying around before, for cheap one in Melaka, quality under my expectation, anyway, hock bee do have cheaper n economic one, but of course you cant demand for very good quality for that smile.gif

As for curtain, I will recommend a husband and wife team. Whereby husband will do the measurement and wife will do the sewing job. In terms of selection of materials and curtain colour need to go to their house. Very reasonable and nice to deal with. I recommended is because after shop around and accidentally found out fr my friend that earlier on they also engage the hubby/wifey team. Price wise surely reasonable as earlier I had gone to Top Master and a few, lastly last minute lucky me met this uncle. His phone is 0136261934(mr koh). Pls speak to him in mandarin or hokkien ah... nod.gif

Huh...too bad I already did all my curtains and blinds.even after diy on the railing and buying from Nagoya, my total spending on it still exceeded rm 5.3 k...

this is so true!!!

chipping in - i browsed around melaka for some furnitures, and compared to the ones in bangi/kajang
(my parents in law live there), the price is higher than melaka.

additionally, i approached one store, asking the price of one nice TV cabinet - and the guy mentioned that
it costs RM100 more than the same outlet in KL because they want to cover toll and petrol (all furnitures from
that store comes from KL). rclxub.gif

Haha...I mean railing + blinds + curtains = rm 5.3 k. My house got a lot of windows... hired a part time maid to wash the windows before moving in, she only managed to wash the ground floor windows and doors the whole 8 hours...

just got back from mitc...nothing much to see. Price of the tv is not cheap.. A few hundred more compare to the price in KL. Btw, anyone know where i can get those oil painting in Melaka? Also, can share where do you all buy your tv?

For paint, go for L.O.H brother, cheapest I found in Melaka, near "三宝井” there, sorry forgot whats the street name in Malay, I bought my Sony 3D LED TV from a friend, at that time when I hunt for TV, my desired model after several survey, he gave me best offer n package biggrin.gif PM me for more contact info smile.gif

are you looking for sofa? I went there before and their half leather sofa is all 4k and above. Not cheap. Other furniture quality is not bad but not really sure if they are cheap. I bought my bar stool there at a very good price and the sales person is very nice too.

Yupe... currently looking for furnitures... There are so many furniture shops at Semabok Perdana.. rclxub.gif Will try to visit Hock Bee as stated by bro leeyung. By the way, I would like to say Hong Sen Aluminium Kitchen Cabinet is the best deal among others (as compared to Hong Lee, crazy price..., Aluminium Vista, etc). The shop has its own factory just beside showroom..

Was quoted RM 12k for my kitchen while Hong Sen only quoted for RM 7k+ for same materials with granite top!! Hong Lee is memang buaya! mad.gif

Yupe.... I also went MITC to get the quote. I also asked for concrete top price from there, I was quoted for RM 6k+ (note: I need to build the concrete top and finish with tiles myself!) Hong Lee only do the aluminium parts doh.gif ... Cannot bargain somemore.... vmad.gif

due to same tmnut source, both is still the same. tongue.gif

what i do see at my in-laws' house, is the faster ping time and of course
unifi 5MB = upload AND dload while streamyx 4MB = dload, upload = 400k only.

Hi guys.

Yesterday, I went for a business trip with my colleague to KLCC to attend the Archidex '12. You guys definitely have to go there. Especially those who intends to renovate their houses and properties. Plenty of choices and materials to choose from Interiors to Exteriors. Plenty of new and upcoming materials and products as well. In terms of pricing, well, not much different with the 1 in the market. But definitely worth going.

The Archidex will be until Saturday, 7th July.

many thanks to topic starter rclxms.gif im from melaka too... now im eyeing for reliable contractors for grille, plaster ceiling. these few months i survey some shop near malim and cheng and noticed a lot of big tiles shop there such as sin mah...etc...i oso read alot in the city explorer.. but i hope that there is a ID company that offers good package for certain areas in my house coz cant afford to pay ID for the whole house.. does anybody knows any cheap, realible and experienced contractor?

u r urgent to get one? I got one contact but i yet to contact him. will make appt with him next week to view my house. he is some sort of my far far relative... introduce by my hubby's granny. according to most of the relatives, he is honest, reliable and good. see how after i meet him next weekend. but im not urgent for my house, as im doing it slowly. planning to move in next year. so has plenty of time. smile.gif

For wet work,I engaged a Chinese uncle to do it. He is very reliable and neat in his work.but he is terribly slow and not the cheapest.I prefer someone reliable.pm me if you want his contact.

Btw, for TV, I got it from tuan hoe in gajah berang.so far, their price is the cheapest.

Another recommended with good offer electrical shop which is 3 Star at Peringgit Jaya, I got my cheapest KDK Fan Senza 5 after several survey at local KDK fan retailers smile.gif

Basically my whole house electrical appliances I purchased from there, also the boss said they are Panasonic local distributor, but I really saw an electrical shop from Bukit Beruang get many stocks from them.

For the Tuan Hoe recommended by finestq, at the moment for my survey, most of the models for the electrical appliance I want that time, they offer higher price than 3 Star, but very slightly higher, (few bucks to 20 bucks higher only) smile.gif so now u all have more choices biggrin.gif

If you guys aren't aware, the price for a bag of Cement has increased. So,when the cost of cement increases, the cost of building or laying anything which involves cement will also increase slightly.

It actually depends on where u buy the cement. The price defers from hardware to hardware and your quantities. But it is expected that it would be selling around RM18.50-RM20 per bag.

tat day went to 3 star peringgit, lady boss recommend me mitshubishi peti sejuk and LG washing machine with direct drive, after tat i went to tmn asian, got 1 elec shop called u audio or something like tat, the price is higher more than rm150 compare with 3 star. somemore they seems like not really know about the spec of those refrigerator.

And, they act like ah long,the way they talk is not friendly at all, when i ask for best price they can give, the salesman said, i can only discount for you if you really wan to buy, i really like wtf, then i said if i dun wan to buy then y i come here? then he straight away throw the calculator to me and said: how much you want? you sendiri tekan, i throw back the calculator to him and walk out from the shop, its really like wtf, the way they do business and the way they talk, make you feels like they are forcing you to buy,is not much different with those scratch and win, what a stupid tactic, may be they think like they can get more business with this sales tactic, but sorry, for me, they are really sux.

i will never step into tat shop anymore, 3 star is much much more better than this u audio

Looking at the house price trends and the demands,I wouldn't think that the prices of houses in Melaka will drop anytime soon. In fact,the prices has sore to such a ridiculous amount. a 24'x70' superlink Leasehold house in Ayer Keroh selling at RM325k? Ridiculous. but,FYI,mostly developers has targeted buyers outside of Melaka such as those in Klang Valley and also Johor. Since house prices in Melaka are considered 'cheap' to them compared to KV n Jhr,they would jump to the opportunity in investing in Melaka. Thats why,to us (Melaka residents) the price seems high, but to them (KLites) it is cheap. Besides,Melaka is the best place to settle down after retirement according to some. LoL, I think this is the way they handle their business. I am facing the same situation. When he throw calculator to me n ask me to press, I just press with 50% and throw back to him, then he kbkb there, I terus ask if u cant afford to offer the customer to press the price, why do you throw the calculator to me?LoL then after that just walk out. This shop, totally not recommended as mentioned by napoli26

yo... so scary... luckily i never been to that shop before.... but the furniture shop next door (furniplus) is good.... bought my coffee table there, with marble top for rm900. the exactly same item is selling at rm1190 at kennen merdeka permai...

Hi Melaka friend,

1. Do anybody know what is the price for Tempered Glass Fence (39 feet x 3.5 feet x 12mm thickness) (transparent light green color) with square stainless steel handrail. Please see the attached photo.

2. 1 square feet of Tempered Glass is how much?

Yeap, they offer cc payment, but there will be extra charges if you use CC in 3 star. If not mistaken, extra 2% or 3% charges. But I am not sure for easy payment. smile.gif

Am currently looking around for some good n reliable contractors for moving in into my new house later on, expected to be completed early next year. If any of u have any reccommendations or contacts for plaster ceiling n wiring, kitchen cabinet n wardrobe hope can share here.

Btw has anyone had any experience with cassero? Is it any good? Is the price of aluminium kitchen cabinet rm 300 pfr reasonable here? (sorry for my ignorance..still doing my homework here in lyn forum)

avalon lights are very expensive o.. but they do have some very special designer lights which are very difficult to find in melaka.

hi, welcome to this thread... for wiring, you may look for mr liow 013-3511169.. a chinese guy... very good after sales service and will come after a day or two everytime i call him. as for the price, i think it is quite standard in melaka...

cassero's products are quite expensive if i am npot mistaken... survey a few more shops to compare the price... i bought some from furniplus in taman asean... and also some small furniture from qts in taman merdeka... as for bed, i bought from internatioanl bedding gallerly (GA Bed) in taman merdeka permai...

I need some help/advice from all the sifus here for my new shop renovation.

me and my partners have a new small shop that was totally blank inside that need to design n reno in MELAKA .As i am a newbie in this area, the easiest way should be find an ID and let him do all the design n reno. But this should be the highest cost for us maybe ?

questions:
1. if we want to lower the cost/budget, we should separately find the ID and reno contractor ourselves right ?

2.As i know, we needs some basic things below:
i. ceiling
ii. wall (wall paper)
iii. floor
iv. electric sifu
v. water sifu
vi. lighting
vii. counter and board?
viii. air-cond
viiii. aluminium door ?

what else should we need ?
(Let me know also if you all got nice/experience/reasonable price contractor/seller on the list above)

3. is that electric contractor can help us design also the electric map/point or smth related?

Yeah bro, New Style Lighting Sucks, I am not the only one facing such issue, perhaps u are good in luck, met the patient salesman, if you meet the boss (Semabok branch) wearing spec one, superb rude, attitude like, u wan to buy u stay, don wan then please step out. Most important thing is, the mentioned bulbs with warranty, bulbs burnt and claim warranty within the warranty period, they said ur house voltage not stable and caused the burn bla bla bla then don wan bear the warranty, such after customer service is rubbish.

Avalon, not all lights/lamps are expensive, there are some good quality with reasonable price smile.gif I bought all my lightings from Avalon, except my store room lamp which I am damn regret to buy from New Style Lighting due to the poor customer service and product quality:)

not sure if this company supplies solid top or not,
but you can try to check out.. Amberstone at Jalan Bachang there,
nearby Lorong Pandan junction (going to klebang from AMJ)

omg... did anyone of you engage this how metalworks? he is a very irresponsible man. no doubt his workmanship is not bad but the problem is, his after sales service is the worst i ever seen in melaka. never keep his promise and doesn't pick up call at all there is something wrong with your gate. i had a really bad experience with him.

Bought 39 CFL downlight casing RM 2.90 each at Avalon. Some with minor defects but the boss very nice indeed, he change those without any question.

I didn't buy bulb from them. You should check the brand of the bulb and the luminance to determine the brightness. I just bought the casing only. smile.gif and wanna decide the light bulb myself.. Perhaps you can change the bulb, there are 14W, 18W, 23W for straight CFL from philips.

Maybe.. But if that's the case, just increase your bulb wattage/luminance or remove the glass, the problem will solved. The main problem i see with the glass is, insects will gather inside there because of light. The insects will accumulate inside the glass, make it looks dirty. Need to clean frequently

Aircond. So far Eng Ta at Peringgit quoted me the best price. For AC with installation.

hi, long time since i update this thread... just wanna share a new shop that I came across with.

I bought my PA system and karaoke set with Rawind Trading... Owned by a very nice young guy. Actually, I have been looking for one for a long time but most of the one in Melaka are not so good with very limited choice. Saw his shop in Muar when I went back to my parents' place few weeks back and decided to stop to look see look see. Surprisingly, he is very friendly and patiently introduces his products one by one. My family and I tested his sets one by one for almost 2 hours.. hehe... He is still nice and friendly when we left his shop without commiting to buy anything (I can't decide which one to buy and worry buying from Muar which is not in Melaka). But after thinking for a good few days, I still think his is the best and drove all they way down to Muar again to buy from him. In the same week, he send the set to my house and fixed them nicely. I like his way of tidying the cables... Nice! Two days ago, my set has a little problem and I called him that morning and by the afternoon, he is already at my house to fix it. Seldom can see such a nice guy nowadays and that make me decided to praise him a bit here. Hehe... hopefully he could get some business from my sharing. I always believe after sales service is very important.

if you want to send for powder coat, you can send to nilai. Coz i did ask some of the grille send local and some will recommend for nilai. Coz i hear that nilai powder coat can last longer then local powder coat. I also doing survey on those grille.

Agree about New Style Lighting , bought 3 ceiling fans (cap ayam Twister brand ) from them, 2 of it have problem on the second day (which i highly suspect is caused by their poor installation ), called them and tell about the problem, they told me i must pay an amount of fee (forgot the fee but is more than RM 50 ) for them to come my house to check and labor fee to check the fan. wtfff I bought the fan from them due to limited budget at first else i will go for KDK one . Now if i have to pay so expensive fee inorder to get my fan check , where is the point ? vmad.gif I end up just ignore the fan problem and take it as a lesson for me to not go the shop anymore. Hope bro and sister here can avoid this shop when shopping for fan/lighting , it is located at Semabok.

I think I bought my Twister fan from the same shop I think (not sure) but I asked my wireman to install it, so far no problem since June (the model using string to on/off and adjust speed). Not sure about the warranty for the brand but other brands like Deka, Elmark do have free house visit inspection for any complains. You can try to call Twister hotline directly. I'm using Twister, Deka, Elmark, Rubine fans on my new house and doesn't experience a single problem since.

Just done porch renovation for two storey house (tukar kekuda kayu to kekuda besi) due to termites problem. doesnt change the genting roof. only change the broken one. plaster ceiling. all in. rm5600.

very nice contractor.

p/s: the tricks for any renovation are to invite many contractors to quote the project. then choose the cheap but looks reliable one.

Before i started my house renovation, I did go several shops for survey.
one of those is Numberg Kitchen (Puncak Bertam, beside Italy bakery).
The boss is nice and explaining the comparison among the materials in details even though I've told him
only come for survey purpose.

There's one which brought me very bad impression - Kent Concept, not advisable to choose this.
I was served by a sales lady when entered the shop. Whatever questions i asked (almost, and it's pretty standard questions like material, price ..etc), she'll just turn her head back and ask the lady who is sitting in middle (should be person in charge). That lady will shout back the answer and then the saleslady will just repeat it the same to me.
Can you imagine? It's just a standard size shop lot and I was standing just beside the sales lady! Not sure why can't she just come and serve me, is that too far for her or her eye position is too high to see me... hmm.gif hmm.gif hmm.gif

I have a very bad experience with numberg. Months of delay. Took about 4 month to finish the cabinet in our small kitchen. And the workmanship is terrible. I am truly not satisfied

I've been trying to find a good quality chest drawer and it seems very hard to get one. Must of the furniture shops are selling those cheap and flimsy type. Which furniture shop in melaka offer better quality furniture?

I've been looking for dining set too. Any recommendation on which shop up go?

Hi I am looking for contractor to do major renovate house which has been infested with white ants.

1. Replace parquet flooring
2. Change all door and window frame
3. Check roofing timber if ok or need replacement as well.
4. Check waterleak and repair ceiling which is wet.

Reviving this thread in hope of finding recommendations for good contractors in Melaka (responsible/fine worksmanship).

Got burnt by several contractors in Melaka (I can say for sure 70-80% are incompetent).

Just so others will not get burnt I am leaving a list of contact numbers of contractors that are NOT RECOMMENDED.

1) 014-9096459 (goes by the name of ah guang, was my 1st contractor, I was naive and every time he ask for money I gave him even though work progressed very slowly - ran in the end without doing much. Pretty much wanted to scam me from the start).

2) 011-10635599/011-29359739 (goes by the name ah zai, initially was good but slowly he just put 1 worker for show while he himself always MIA - stopped giving money because he kept asking for money even though work is progressing very slowly then in the end like I guessed, he ran. Most probably a gambling addict considering how he kept asking for money).

3) 016-3789175 (goes by the name thomas/ferdinand. Incompetent/lazy/irresponsible/drunkard. What else can I describe this guy. Worse than the earlier two. Took a whole 5 days to hack a 6ft x 3ft wall. Yes you heard that right, a 1 day job took 5 days for them. Came at 12am/1pm and go back at 5pm or don't come at all without notifying us. Hack 1 hour, rest 1 hour, lunch 2 hours. With 1 worker standing beside another looking at how the guy hacks instead of doing other works. Sensed something wrong and stopped his works. He wanted a full 5 days wages (2 workers) for hacking the small wall. Threatened to do something to me if I don't pay).

Seriously though, it can't be that bad right? The quality of contractors in Melaka doh.gif

Just contacted him yesterday. Through calls and WhatsApp he responded to me too hmm.gif

By far he quoted me quite reasonable for steel fencing. Just wondering how his workmanship is now.

My house sink a lot.. at least a few inches... yes.. inches and not mm... is there any reliable civil engineer to check for the soil condition of my house in melaka? or who shall i seek help?

i currently purchased a piece of land and thinking to build my own bungalow. does anyone has any recommendation on reliable contractor in melaka? and also anyone with experience can share what i need to be careful of and agak-agak how much per sq ft?
