I asked my friend, an architect from SD who was a part of the DA Development team.

He basically said any erection of concrete beams and pillars would need building approval from the council and a buffer of 2ft needs to be retained at the back.

If you want to extend right to the back without approval, it can only be done for "temporary structures" without the erection of concrete pillars right up to the top. This is quite common for kitchens.

That's why some houses just add roofing supported with metal pillars and add grills from the 6ft brick fence wall to the top to to circumvent this requirement. So that's exactly what I'm doing.

This info should reliable and correct as he is now the GM for Sime Darby-Brunsfield so takkan dia nak tipu kot  sweat.gif

But besides this, yes you do.
*
Well you got it spot right on what I was explaining earlier for the approved extensions and renovations BUT mind you its not limited to extensions only. Any sort of renovation that deters the original setup of the house may require approval as well.

Anyways, I managed to get hold of this one architect + ID via my usual contractor. He says this guy has got some strong links inside MBSA and approvals shouldn't be a prob (for the major reno works)...

I shall talk to him first and maybe arrange a meet-up with him prior to sharing his contact here (Just to filter his real capability & business ethics)...

Since we are on the topic of renovation, you all should check out the Bina Warehouse 40th anniversary sale near Jalan Templer PJ. It ends this Sunday.

They got some good bargains on Italian brands for bathrooms and kitchens stuff. Apparently, I found out that some italian and german brands have already relocated to China so the quality is not exactly the same anymore. They stock brands like Duravit, Hansgrohe and Foster.

They still have stock of the non-China made ones though. Got my Foster Sink, and Hansgrohe Faucets and Showers.

I also finally realised that Grohe which common is actually the ciplak version of Hansgrohe. Patutlaa the price difference and the funny looks I got when I asked.

Also CIMA lighting on the same road is having a warehouse sale. I got my security lights there. Its Philips but really cheap.

How much you guys spend for renovation?..I can only spare like 50k the most. Dont know what would be the outcome with that tiny budget..based on HMs idea ..we need atleast 400k..I said..daffuqq?!
*
If you leave the decision with the HM - even 400k would seem midget... tongue.gif tongue.gif tongue.gif

The contractor quoted me about RM48K for the following:

1. Break down the wall between the wet n dry kitchen.

2. Brick up the dry kitchen/planter box area with roofing and re-tile. - Tile type?

3. Tile the drying area courtyard and add 2ft of bricks on the back brick fence. - Tile type?

4. Add a polycarbonate pergola to the end of the brick fence at the back. - Polycarbonate Type? Shallow or Thick? Thickness?

5. Add grill between the 7ft brick fence and pergola at the drying area. - Grille Type?

6. Add a table top for the wet kitchen stove and sink. - Granite?

7. Remove the metal thingie on the fence and brick up all round front, side and back of the house.

8. Add a polycarbonate pergola from the 1st floor to cover the courtyard garden facing the water feature

8. Remove the grass at the middle courtyard and replace with stone slabs intertwined with grass.

9. White grill with basic 8mm flat horizontal steel plates all around.

10. Break the wall (door size) to join the master bedroom with the adjoining room.

Since its an end lot, more has to be spent on fencing and grills on windows.

This would be more on the kitchen reno and once the infra is up-then we have to decide on the cabinets etc.
This would be Phase 1. Next phase will be subject to additional funds in the kitty blush.gif

We are not in a hurry to move in so the house will be done in stages. Target date of actual movement would be earliest July 2013 before raya kot..

This is because of schooling issues for the kid and also I'm just so used to the amenities close by in TTDI. Latest would when the shops are ready in  DA.

1. Brick up the dry kitchen/planter box area with roofing and re-tile. - Tile type? Similar white tiles like the dining room. But I need to make sure that he doesn't use the 2nd grade ones.

3. Tile the drying area courtyard and add 2ft of bricks on the back brick fence. - Tile type? El Cheapo terracotta tiles

4. Add a polycarbonate pergola to the end of the brick fence at the back. - Polycarbonate Type? Shallow or Thick? Thickness? Not the hollow type but i cant remember the thickness.

5. Add grill between the 7ft brick fence and pergola at the drying area. - Grille Type? I'm actually thinking of recycling the thick metal bars from the planter box grill and the side fences. Its such a waste to throw it. More ever, its at the back anyway.

6. Add a table top for the wet kitchen stove and sink. - Granite? Haven't decided yet but if I opt for it, I need to firm up the price.
*
Based on your quote - I feel you still have loads of area that you can save up on cost. Especially on the tiles.

Do confirm on what type/brand/spec of the tiles is the contractor offering you. You may opt to buy it on your own actually - you can get it for cheaper or even go for better quality ones.

Thanks man! thumbup.gif

How much were you quoted for the tiling work specifically?

The area measured for the re-tiling work?

A contractor in my mom's hse quoted RM2 psf for tiling work last time. (tile sendiri beli)
*
Pretty standard pricing for labor actually.

My usual contractor charged RM7,000 to re-tile the whole of the top floor & staircase for one of my house in Puchong.

The said RM7,000 covers:

1- Hacking existing Parquet and cart away debris + Supply & Lay Tiling with Skirting for Master Bedroom + 2 Bedrooms

2- Hacking existing Parquet and cart away debris + Supply & Lay Tiling with Skirting for Staircase

3- Some minor tiles repair for the kitchen area (This he did for me FOC)

Since the house has been for renting purpose only - I was not that choosy with the type of tiles so opted for some decent grade porcelain tiles.

He wrote an loooong quotation in Doctors handwriting so I couldn't really figure it out. Once I get the keys I will see him again to go into detail of every work with a final price and my own tape measure.

Then I will update here. If the price is steep then I will tell him drop it or else no go.
*
Usually the area of measurement can't go wrong or in other words they can't play too much with....its more on the material type and labor cost....

Hi, I'm getting the keys to my Serista (double frontage) very very soon. Bought it sub sale.

Anyone staying on the same row? Jalan U16/46 ?

Fencing up for security is very favourable.
*
Welcome to LYN DA community...

As much as perimeter security fencing is favorable, the hardest part will be to get the buy-in from your felo' neighbours...It would be great if you can survey with your felo' Serista neighbours on thier take for this step.

The fold-able gate has its con, the surface where the stainless steel (i hope it is s.s!)  bar laid on the ground must be 99.9% flat, otherwise the motor will get koyak easily when the surface is not 100% flat and it has to use extra force to push the gate out.... blink.gif
*
You planning to use the 'OEM' foldable gate?

No idea yet xai.. hvn't got a time to think abt what I shud do on the house yet..hmm.
*
Lemme give you some ideas:

1- Auto Swing Gate (faster compared to foldable)
2- Extend Kitchen area (The Planters' Box shall be replaced - Unless you're an really GREEN person) tongue.gif
3- Base up the Roof Top Garden to become a balcony.

How does that sound? brows.gif brows.gif brows.gif

the turf, roof top was a let down this morning!! I tot SD sold me the idea where I can play my remote control 4wd there!! And now it has been fenced up by that grill, even from the masterbed room...errrk!
*
Exactly - that was seriously DUMB. You give a roof top garden and then put up a grille to deny access to the garden.

Anyways, not much of a issue since you'll be able to remove the grille near the Water Pump and then just do up grilles around the roof top to create an simple balcony.

Dont u think if we extend the kitchen, it would be easier for the thief to climb up to the 1st floor backrooms window through the roof?
*
Not if you have electrified walls they won't....!!! tongue.gif

Jokes aside, have indeed thought of that BUT the existing kitchen is definitely way to small for me and the need for exention is a no brainer.
