If lrt or mrt good lar.
But ktm wor... Sibeh bising. Lagi Ada stop. Mean Lagi noisy bising when the train breaking n dragging.

You are assuming the negative side of the train. You missed out that KTM could derail and hit into the Desa Green and potential risk that if you have sex at the balcony, free show for the train commuters.

Anyway, every location got its strength and weakness. It is just a matter of give and take.

too bad the KTM running on ground. commuter hardly can see the balcony.
unless the free show they do it at ground floor fence or low c floor.

u benar tengok the ktm track next to Desa Green boh?
*
Yeap. Seen that before. So, what's the point you are trying to make (potential noise disturbance due to KTM is already a fact)?

When the development started the sales process few years ago, buyers were aware of the KTM beside it.

Again, there's always strength and weaknesses. Give and take. If you cannot accept the weaknesses, then it's your prerogative. You can't expect others to convince you that it could be a good development when you have set in mind that it's not.

ERL and KTM rail are splitting Desa Green and Bandar Malaysia

There is nothing yet in Bandar Malaysia. No point to have access at the moment.
*
Had the same thinking as well. Don't know how the stations gonna be build (if ever will) and whether the access is only from bandar malaysia or both sides.

However, it make more sense to open up both sides of the track, for better access and passengers catchments.

then why u said can see balcony from inside ktm? u sure u see it boh from ktm?
*
You do know that your question is irrelevant to my question? And both the question are different. "see it boh from ktm" is not the same as "tengok the ktm track next to Desa Green". It's from two different visual viewpoint. And my answer that "Yeap. Seen that before" was based on your first question, "tengok the ktm track next to Desa Green".

So back to my question, what is the point you are trying to make by stating a fact that potential noise disturbance due to KTM track beside Desa Green?

your question is irrelevant. so why u so sure commuters can see from ktm? since u said that.

Nope. My question is relevant because your earlier posts keeps saying about noise disturbance and i'm referring to it, not with regards to the viewpoints. Again, what is the point you are trying to make with such posts? doh.gif

Can you please point to me, which part of my statement says for sure that commuters can see from KTM? (in response to your "so why u so sure commuters can see from ktm?") sweat.gif

probably relying a lot on the upcoming transport hub nearby.

They probably know something we don't. till now, i'm not aware whether there will be access to bandar malaysia / transport hub or not, from desa green, which is "real" instead of planning only.

Just realized some potential roads connecting with BM.

Assuming the road connecting to the development beside/below DG is accessible from driving from MidValley, then it is possible to drive from DG to BM and then to the transport hub. If walking from DG, probably about 2km using the road to the transport hub i think.

better if got pedestrian bridge instead. haha

Hi, anyone can share with me the contact of the incharge person for Desa Green regarding the defect?
This is because we have fill in defect form and submitted one month ago but still didn't get any response from the developer, thank you.
*
They were supposed to call you up one it's done.

For my case, i stopped by their temp office (place u submit the defect forms and VP collection) and follow up. They took out my form and told me it's done but haven't call me. I know they came to my unit for rectification because i did some white tape markings and it was removed like 2 weeks from my defect form submission.

Lol that's what those looking for bargains should be waiting for. Have all the units been VP'd and handed over ?
*
Yeap.

But do note that previously, the price that the developer sold the units increases from Block 1 to Block 3.

Hence, if the existing owners have strong holding power, selling now/soon at marginal profit would probably be less attractive to the owner? Referring to those that bought Block 3.

As for the VP, last i heard was UOA started for Block 3 already. Can't confirm that.

Hope that i can lease out my unit once reno is completed.

Desa Green sold out yet?
If not, I think this new project not gonna do well (in future flip/rent) as it should be on given location.

I'm interested to know, got extra parking or not. haha

Bandar Malaysia and HSR will take some time. I'm more interested for MRT2 to come in place. haha.

As for the potential development there, they got enough buffer zone meh from the railroad? Units that area facing KLCC, won't be happy if the new development is high rise. Block all the "selling point".

Out of curiosity.

The DUKE3/SKVE, the alignment is along the main road. I was reading the EIA report. It didn't say about any sound barrier near desa green condo. A little bit concern of the noise impact of the new highway. What are the chances that the highway developer will put any sound barrier actually during development? My unit is close to the road, facing MV side.

And.. if ppl stand at the highway, the height of the highway... Likely will be facing one of the unit directly. So, which floor would that be potentially? Cant seems to find the height of the highway when it's near desa green.

Parking building by UOA? Is it meant for the office building by UOA or it's for desa green condo?

any idea on how to park there?whether purchase lot or season parking or ticket system (first come first server) basis etc?

Thanks.
