Bro, there are two parts. DG1 is sandwiched by the track n the highway. DG2 is across the track, this is the new part.

Across the track for DG2 commercial?

Mind to share some info on this? How's the connectivity of this DG2 commercial to both DG1 commercial lot and the DG residential area?

i thought the landbank across the railway belongs to 1mdb?

really hope the train station will be built and the Park and Ride to be built also.

DG1 n 2 will be connected by a bridge.
The land bank is so huge, part of it belong to uoa.
*
i see. hm.. so parking would still be an issue i suppose. just that, its different side of the railway, which the entrance to that area would be different.

QUOTE(AppreciativeMan @ Jun 18 2013, 09:27 AM)
That means this DG2 is not the one previously mentioned before when selling DG1?
When they selling DG1 it is noted that there is a 2 block (if I don't remember wrongly) of commercial bldg next to DG1 which is still the same side as DG1, but it the other side of the big round ramp turning into Tmn Desa....
*
Bro, maybe my terminology is not correct but i suppose there is DG residential, DG 1 commercial lot (same side as the DG residential) and also DG2 commercial lot (across the railway track)?

Whatever it is .... if it's blocking the city view, ask UOA to compensate since they sell higher price for city view.
*
Didn't buy the city view smile.gif

sooner of later, when 1mdb develops the area, maybe part of the view will be blocked lol

I have yet to receive any letters to say payment have been disburse nor have my current account with CIMB starts to deduct any amount (RM10 monthly maintenance fee to be deducted starting from the first day of the loan disbursement etc etc)

thanks.

A quick one. Currently desa green and bandar malaysia is being cut by the KTM line.

Any thoughts whether there will be a connection (pedestrian bridge or road or etc) between this two?

Thinking if the HSR is not beside KTM and KTM are not doing any station beside desa green.

Else, it will be like so close yet so far. lol

UOA's Desa Green brochure indicated that there is a proposed KTM station at the vicinity.

There should be some form of connection because this station is supposed to be a park and ride station with the parking facilities just next to Desa Green (the land close to the SMART Tunnel entrance).

If there is no connectivity, it defeats the purpose of advertising.
*
I asked the sales guy and they did not exactly said that it will happened. Just proposed plan which accordingly, it's preliminary and not further info on that.

They can't even give me straight answer where to get the info (published info or such).

http://uoa.com.my/wp-content/uploads/2013/..._desa-green.pdf

In the brochure, there is no indication where is the location of the proposed station. The green color of "proposed KTM station" doesn't represent the green color in the map as the green in the map is the location of Desa Green.

That's why curious to know whether there will be any linkage that is for sure happening or not.

I think HSR built in 1MDB is already a great boost to Desa Green, regardless at which part of 1MDB they gonna built.....  tongue.gif  tongue.gif

wander where is the entrance to this bandar malaysia. then can see whether how troublesome to get there from Desa Green lo. haha

I guess if you are a buyer, the master layout plan drawing in the S&P may show the park and ride beside the building. Although they will still have a disclaimer that it is a proposed park and ride station.

Didn't show in S&P la my friend.

above is pic from DBKL planning. Taman desa is at above the "bukit Jalil-seputeh", round round shape.

another clearer pic.

In the earlier plan, there is no park and ride.

I guess the bandar malaysia one is the latest planning lo, if it materialized.

credit goes to the owner of the pic.

yea that was then. I mean during those days, the herd mentality was a normal behaviour.
but does this have the flipping attraction or rental or...?

Well, it really depends what you perceive back in 2012/2013.

~RM500-600psft for a high density condo at that location and beside bandar 1 malaysia. subsequent to that, some news about high speed rail station nearby etc.

VP should be end 2016, potentially earlier if UOA does it right.

This location can fetch easily rm1200psf after VP.....
*
You sound confident on this. Probably it's just your guess and wish list?

With 1MDB in the limelight, dont know what is happening to Bandar Malaysia and the High speed train. Hence, to justify the high price, i guess the factors would be location near KL and that's all?

'Chief executive officer Datuk Seri Shahril Mokhtar (pic) said it was prepared to carry out the MRT Line 2 three-month public display latest by the second quarter of this year.

“The conditional approval from the Land Public Transport Commission for Line 2 gives us room to consider the current development to tweak the alignment.

“Instead of going into Pandan, we are now looking to go through Bandar Malaysia, considering that the development of the high-speed rail (HSR) project connecting Kuala Lumpur and Singapore will be there too."

I wonder what will ahppen to bandar malaysia. From thestar, 1MDB gonna sell the dev rights. But, if new developer, i would want the connectivity like bullet train, KTM, MRT etc near the new developement also.

MRT2 Realigned
*
"He said the Land Public Transport Commission (SPAD) had proposed for the terminus to be located adjacent to the KTM and Express Rail Link tracks, south of the Royal Malaysian Air Force base in Sungai Besi.

“It is therefore an excellent opportunity to integrate the SSP Line with the HSR. This is the kind of forward planning that will ensure maximum convenience to the public while giving good ridership for the SSP Line,” he said, adding that this integration would allow passengers a quick and direct route into Kuala Lumpur’s Golden Triangle."

If MRT2 is on at that location, then the others transports are just a plus points.
