Just went Plenitude office and knew that the land opposite Calisa M is reserved for low and medium end apartment, not sure this is a good news or not, but at least it's not a Majlis Islam!

Hi all, one question to ask, is our LO still valid, since most of us has signed more than one year ago. Thanks!

I think we should gather together to their office or sales gallery, complaint or pressure them seriously! Any opinions?

So the new government rule really a critical concern to all of us who sign the LO one year ago. The worst will be we have to pay for the 10% downpayment? OMG!

New updates, lawyer just called, ask me to sign the SNP tomorrow but I can't make it, set appointment on next Wed or Thurs. My lawyer office is at Jalan P Ramlee, not sure if you guys will be the same or not.

My total lost will be about RM8709 inclusive of legal fees + stamp duty. She said stamp duty alone is about RM2k++. I can either full pay, or pay half then the remaining see when I can pay.
*
Hi WiLyi, one question... If my loan agreement signing fee is included into my loan, so anything other charges i still have to bear? stamp duty? Thanks!

I thought the amount for the Loan Agreement( Legal Fee & Stamp Duty) is to be paid to the Lawyer , so how are you going to include it into your loan ? O_o
*
I thought for SNP, the lawyer firm will claim from developer, while for loan agreement they will claim from bank. Isn't it~? I'm first home buyer, not sure~

Thanks Mango for the useful info.
I called, and as the developer told me, everything on S&P side (legal + stamp duty) will be bear by Masteron, we only pay for loan agreement side.
If you have initially put it to your loan during the time you apply loan (refer to ur LO) then to sign all this, i think you pay nothing.

QUOTE(WiLyi @ Feb 11 2014, 09:02 AM)
I believe my SA is no longer with the company. Even the previous sales manager Tonnie is no longer there. They keep changing people. I do aware that there might be some changes since there is no AP when I booked the unit last year but I don't expect such a big changes. And what I'm really frustrated is the company didn't even inform those affected buyers before SPA signing and they don't even have a solution yet on how to handle such issue.

The office told me they will call me tomorrow on their final verdict. But honestly I really doubt if they would fully revise the unit price. Based on how they handle things I really got no confident in their integrity. I'm still looking for some other property but all are so expensive now.
*
I'm wonder are they purposely do this to make all the old buyers to cancel their booking so that they can resell in current market "higher" price.
Damn... Shrinking the size and the lease year issue is really a BIG issue, we should all voice up to them!!!
We have to check the document carefully before signing, what else are missing/ shrinking~~~

A lot of new project going on but all beyond my budget....

If really shrink to 997sqf i think i sure will cancel...! Since it was just 3sqf different, just forget abt it. I'm in the same situation as u also, no choice, all others project beyond my budget...!
And my lawyer firm not yet get back to me... Still waiting for them to check the signing fee and date.
I'm under Lim & Yeoh Lawyer Firm, who else? Can share the price... Thanks!

pay peanuts, get peanuts lor... what to do... want cheap then have to compromise lor... if you can find any new development with ~RM350 psf around suburban area with matrue township like Puchong, please let us know also... i've been searching high and low for them...

ya, i would foresee more problem in the future, but already anticipate... lower expectation then lower dissapointment... but many condo/apt in Msia has their fair share of problems... partly due to policies that i would say favor the developers more than the buyers...

things like management problem can be solved in the future if the condo have a strong residents union... i know of few condos voted out their management and replaced them, things got better after... but i think first 2 years they have the right to remain as the management...

buyers here who continue with their purchase would have their own reasons la... theres no definite right or wrong in these...
*
Agreed~!
I hope high percentage of us are bought for own stay so that we can build a strong residence union~!
I just went to see an apartment in Kepong, almost 20 yrs old oledi, but still maintained nicely, my fren told me their management vr good, even they have a rule stated that "cannot rent to foreigner!". Hope D'Aman can do this as well~!
