 Kuching Property, Talk about property potential in Kuching

Dear sifus,

I saw a lot of discusssion about property in west Malaysia but very few talk about property in the Borneo island both in Sabah and Sarawak. Kuching is a beautiful place to stay and with low crime rate rclxms.gif . Although the rental rate is not as good as KL but the property price increment is almost as high as some major city in KL and Selangor.

I am currently looking for opportunity as my first property investment (for rental income + capital gain) brows.gif . But can't decide on either landed or high raise, condo or appartment, new, or ready build, Kuching or Kota Samarahan, or maybe KL and Selangor. Too many factor to consider.

Plus, recently some friend recommend to wait till the General election to be over before entering the market, I forget to ask why need to wait. doh.gif But seeing the property price is increasing without limit. I wonder should I wait further. rclxub.gif

Hi im a sarawakian. Have you purchase your property? The home prices in kuching are affordable though.

im a citizen in kuching, a newbie and this is how i view property in kuching (im not a property expert, just sharing thought)...hope sifus out there can correct me if im wrong

- the price of property in kuching is quite high, yet the rental price is very low, for example a double storey semi d within satok area(prime area) is around 1k...more than that u'll have problem finding tenants.

- locals in kuching prefer landed property than high rises property, landed property does not come cheap.

- if wanted to invest in a property for rental purpose, i would suggest you to buy a student property ( in samarahan or satok ) you can command higher rental but the monthly maintenance might be high, foreign student can afford high rental price go for property near bdc or tabuan (near Swinburne and Inti college).

- through my reading, shop houses property in kch also not bad...dont know how true is this

- buying old houses in kampung area near satok and rent it out by room...old houses here are quite big with 5 - 6 rooms...you can command averagely rm200 for each room...extend the house(cheaply) if u wanted higher rental profit...ur tenants will mostly be foreigner mostly form indonesian.

- a good area to invest in kuching from my observation is bdc, tabuan, matang (upgraded road access), semariang(upgraded road access). and samarahan (students property)

Kuching where got affordable, a Semi-D near town area need at least 800k now, the new Jalan Song Condo need 600k sleep.gif

Kuching would be the place to invest if you are looking at Sarawak. You cannot go wrong investing in the capital city of the state. Bintulu is widely accepted to be a huge bubble, stay away IMHO.

The best investment in Kuching would still be full-commercial shops. Buy off-the-plan from developers for significant savings and hold at least for a few years. Appreciation is slow and steady. Nothing sexy, but this is a sure path to wealth creation/accumulation.

I'm Local Sarawakian. Is the property market in Sarawak so quiet in lowyat? Couldn't really find good platform for property in Sarawak as comparing to west Malaysia.

Anyone looking to invest in Kuching properties? got a few projects in hand.
i myself have observed the properties market here for few years, this year really alot of houses wana sell off cheap. last year and years before were quite high, now is good time to enter or shop around.
