 Kuching Property, Talk about property potential in Kuching

Plus, recently some friend recommend to wait till the General election to be over before entering the market, I forget to ask why need to wait.  doh.gif But seeing the property price is increasing without limit. I wonder should I wait further.  rclxub.gif

im a citizen in kuching, a newbie and this is how i view property in kuching (im not a property expert, just sharing thought)...hope sifus out there can correct me if im wrong

- the price of property in kuching is quite high, yet the rental price is very low, for example a double storey semi d within satok area(prime area) is around 1k...more than that u'll have problem finding tenants.

- locals in kuching prefer landed property than high rises property, landed property does not come cheap.

- if wanted to invest in a property for rental purpose, i would suggest you to buy a student property ( in samarahan or satok ) you can command higher rental but the monthly maintenance might be high, foreign student can afford high rental price go for property near bdc or tabuan (near Swinburne and Inti college).

- through my reading, shop houses property in kch also not bad...dont know how true is this

- buying old houses in kampung area near satok and rent it out by room...old houses here are quite big with 5 - 6 rooms...you can command averagely rm200 for each room...extend the house(cheaply) if u wanted higher rental profit...ur tenants will mostly be foreigner mostly form indonesian.

- a good area to invest in kuching from my observation is bdc, tabuan, matang (upgraded road access), semariang(upgraded road access). and samarahan (students property)
