Ok let's say consider buying nice floor say 10th (excluding car park), additional 27K added.
1248sqft increase fr RM440/sf to RM460/sf
1033sqft increase fr RM480/sf to RM503/sf
  881sqft increase fr RM505/sf to RM535/sf
  634sqft increase fr RM604/sf to RM646/sf

Waiting to see the response.

The pricing is quite funny ...

1,248 per sq feet is only at RM 440 per sq feet with 3 car parks .... just 200+ sq feet lesser, a unit of 1,033 sq feet is selling at RM 480 psf but only 2 car parks...

It differ by RM 55k to upgrade from 1,033 sq feet to 1,248 sq feet unit .... an extra car park and bigger by 215 sq feet ... seems bigger units will selll faster ...

IMO , Buying for investment .

Say the cheaper 1248 sf selling about rm549 k ( based on rm440 per sf )
Say The cheaper 1033 sf selling about rm495 k ( based on rm480 per sf )
Say the cheaper 881 sf selling about rm445 k ( based on rm505 per sf )
Say the cheaper 634 sf selling about rm383 k ( based on rm646 per sf )

Imagine How much you going to sell or rent to gain profit upon completion ? Exp for 1248 sf size, if this size able to hit rm500 per sf. Then the selling will be RM 624k for " service apartment " ...hehe. Gain much in terms of profit return ? Future buyer might avoid...just my Op.

Just now I went IOI sale office and this is the info I have:-

1248sqft selling from 547k around RM440/sqft (3 Car Parks)
1033sqft selling from 493k around RM480/sqft (2 Car Parks)
  881sqft selling from 445k around RM505/sqft (2 Car Parks)
  634sqft selling from 383k around RM604/sqft (1 Car Parks)

Each floor is additional 3k.

This one looks more like it.. surprise to see the 634sqft is so much pricy than 881sqft in terms of psft pricing
I think BBB mode will still ON, 634sqft and 881sqft to go off 1st due to absolute pricing..
I think the 1248sqft will sell well as it is more practical for small family and price point still not that bad..
Prepare for big crowd this weekend..

IMHO, 881sqft looks affordable, while 1248sqft value for $$ especially with 3 carparks..
If I were to masuk, 1248sqft looks good to me..

What could possibly be the catch here?? Because of the commercial title? Which means higher maintenance fee, higher utilities bill and etc??

No, you still pay residential rate for utils, loan up to 90% (if you are eligible).

Maintenance is 0.3, yube, it's on the high side.

with 600unit density and RM0.3psft for maintenance, that I consider quite high...
Rimba Residence 200+ unit and maintenance RM0.28psft, which I think pretty good for a low dense condo..

Yes looks safe.
But still has to monitor the IOI sales, if response no good, say take up rate 30%-40%, that does not reflex the actual rate. SW Solace and The Zest will hv some pressure selling if developer price new condo anything lower than RM500/sf. wink.gif

Maintenance fees is usually just an estimate. It's a function of density and facilities, and the efficiency of the future joint management.

SW Solace , Brio, Vio maintenance fee RM0.25psf
SW Trigon RM0.30psf

Rimba Residence 0.28 psf for 200+ unit sure no enough, after 2 year sure increase.

Is it? Utils follows residential rate? I forgot to ask sales office for this (some service apartment do have residential rate, depends on how dev nego). Anyone mind to confirm?
