unfortunately, RR has no 1200sf... 40% are 1500sft, 35% 1300sqft, 25% 11++sqft

not a direct comparison IMHO, it all comes down to what is the intention when you buy..

RR being 2km away from main road, no LRT nearby, bigger units, rentalbility might not be easy.. It is more for ownstayer, for those who want to enjoy green and privacy.. when developer place the price and bigger layout, it is not that "investor friendly".. IMHO, they are expecting buyer to pay premium for being "closer to nature".. smaller layout seems to be a good steal but dont think general public stand a chance as they only hav 41 of such small units... absolute pricing is higher between 480k to 700k.. bigger units need some time to digest..

Skypod on the otherhand is obviously design for affordability with lower absolute pricing starting from 400k below and majority are smaller units..
Selling point most likely are easy access to mainroad, immediate nearby amenities and walking distance to LRT.. (RR about 2km away from LRT)..
Rental play seems to be in the mind of most investors.. price point pretty on par or lower than SW expected subsale price..
IOI make it easy to sell.. for me, a good bargain will be its 1200++sqft unit..

RR - ownstay with nice greenary.. I dont see good yield in rental, subsale maybe (maybe) workable since its low dense and unique "close to forest", but current higher pricing makes it hard to digest..
Skypod - more investment friendly with easy access and immediate near amenities. ownstay wise very subjective..

I hv banker friends told me, currently there are buyers who bought the property with DIBS scheme has put themself in trouble where their name suddenly being black listed under c'cris only after they found out that is because the developer supposed to absorb this interest for the Purchaser during construction stage but did not pay up or delay pay up to the bank.

I did faced this situation. Fortunately, i noticed right after 1st progressive interest failed by the developer.
You may not believe, it is one of the top 3 developer having project in puchong area brows.gif
BTW, it is due to human mistake that my name not included in the DIBS list.
Therefore, that's our own responsibility to manage our account no matter who are the developer.

Yesterday the price was like 500psf to 600 psffor skypod today turun harga liao?

I do think rimba residences is better ! I like jungle view! Is it seriously 430psf?? I think reasonable le, just a little bit worry on developer capability ..

Btw, this Skypod DIBS is only about 2 1/2 years, ie expire Sept 2014.

It's my understanding that all dibs will expire, at some point in time, developers are not water fish, it's impossible for developers to continue to pay bank interest to the disbursed bank loan for delayed projects.

For this case, likely the developer anticipates that it can finished the development in about 2 1/2 year ( since it has started about 10-20 % already ). Nevertheless the developer will stop payment of interest for disbursed bank loan after sept 2014, whether the project is completed by then.

No discount but there is interest free financing for 6 months or something, ie 10k for booking, 5%-10k at S&P, remaining 5% installment over 6 months.
