unfortunately, RR has no 1200sf... 40% are 1500sft, 35% 1300sqft, 25% 11++sqft
not a direct comparison IMHO, it all comes down to what is the intention when you buy..
RR being 2km away from main road, no LRT nearby, bigger units, rentalbility might not be easy.. It is more for ownstayer, for those who want to enjoy green and privacy.. when developer place the price and bigger layout, it is not that "investor friendly".. IMHO, they are expecting buyer to pay premium for being "closer to nature".. smaller layout seems to be a good steal but dont think general public stand a chance as they only hav 41 of such small units... absolute pricing is higher between 480k to 700k.. bigger units need some time to digest..
Skypod on the otherhand is obviously design for affordability with lower absolute pricing starting from 400k below and majority are smaller units..
Selling point most likely are easy access to mainroad, immediate nearby amenities and walking distance to LRT.. (RR about 2km away from LRT)..
Rental play seems to be in the mind of most investors.. price point pretty on par or lower than SW expected subsale price..
IOI make it easy to sell.. for me, a good bargain will be its 1200++sqft unit..
RR - ownstay with nice greenary.. I dont see good yield in rental, subsale maybe (maybe) workable since its low dense and unique "close to forest", but current higher pricing makes it hard to digest..
Skypod - more investment friendly with easy access and immediate near amenities. ownstay wise very subjective..
