lol but this is medium cost apartment, which should come with smaller unit such as 700 or 800 sqft...so absolute price around 250k is still much lower compare to zest la...

subsale pelangi apartment in damansara already selling around this price...last year the price was still much lower de...sigh...

LRT impact unsure until location confirmed, but Jalil City could be a good catalyst for improved infras.

I&P project; any track record on its quality?
it is leasehold and just along lebuhraya bukit jalil. making U turn is quite far as there is no proper U-turn until puchong side or unless you turn in to kinrara residential. wonder whether it will have effect from the success of bukit jalil regional mall some distance away. cannot walk there also

so this Denai is before this cut. distance to zest station i am not sure yet by walking.

unless they convert it to like LDP pay toll elevated highway
below all no toll but jam
kesas have to enter bukit jalil stadium side
i think few other roads you can enter kesas
malton - pavilion hold hands goes there must be something they can see in future
(or wait until they launch the luxury condo there walk to the mall)

dun think the price is competitive and even though its also under BJ its not on the "right" side..
ie the happening place is on the pavillion side of BJ..

Secondly the gomen cooling measures, banks shutting down their taps and recent interest hike are slowing down the market..

people are still buying but its no more whack right and left - buyers are far more discerning now

Taikor, dont confuse the number leh.

As per previous posts, Its RM 600k onwards and or RM 520+ psf onwards, not RM 600 psf leh

Ballot, why not? 8 Kinrara nearby, also by I&P, also successfully sold ansballot their units at RM 650 psf almost a year ago. With nearest condo, The Zest already selling RM 550 psf albeit renovated and Kinrara address but Freehold, why not for lower density?

This is high cost apartment, not medium cost leh. Perhaps I&p should name it condominium instead of high cost apartment.

I believe the pricing is okay, maybe some would think differ pn the exact location.

Not that hard to go tl Kesas Highway, just go straight along Bkt Jalil highway towards LDP sunway toll and exit to Kesas Highway. Peak hour could be unpredicted, but it is also the same route for The Zest, where the occupancy climbing up.

they are building on a slightly elevated land like a small hill (looks rough) and is not "even" land. further ahead there is one mosque under construction also on elevated land.

the problem is no U-turn or a proper one. if after a hard day's work you return to your home in denai sutera from sunway toll, i think you can only make a U-turn at technology park (means passing the regional mall every day where congestion is expected as with any mall)

True. No flyover to entry ( like Zest's ramp ) or proper u-turn for shorter route could be a disaster.

But, most folks in Alam Sutera could get used to it. If to build a new U/Turn, I didnt see any good space along the Bkt Jalil highway, thus, it can even caused a heavier congestion due to incoming traffic and the cars slowing down caused the traffic towards Serdang / Bkt Jalil even more slower.

Unless, the speculated or proposed interchanged by Malton at the Pav2 is materialized, then it could lend a big help.

bukit jalil city is proposing 2 u-turn nearby their development, so no need reach until bukit jalil.

else you can confirm with developer if they are going to link jalan bukit jalil indah with jalan bukit jalil indah 1, i saw inp kinrara master plan have a link access. if this happen, then you are using the same zest access flyover.

impossible for rm1 toll, npe (mostly elevated) from sunway to angkasa 9km already 2 toll which cost rm3.20

puchong people whoever wanna skip the kesas awam besar toll, always use bukit jalil highway. so build toll way is a no no.

ya..., the state or federal gov should help the rakyat by minimising toll fare
lebuhraya bukit jalil is jam daily because many users are skipping kesas toll before jammin up the turn into kesas again after the toll.

maybe still not officially launch??
not just this, i have seen many properties some in advanced stages of construction still available from developers
as reported in the press, property market is slowing down as expected.
there are of course still buyers ready with cash but becoming increasingly choosy in selecting the best of the best
hence this ordinary property may have investors think thoroughly
developers must learn their lesson to price property favourably. not just follow here and there

Buy for what purpose? If buy for stay, it is always good (long term).
If buy for investment, it depends on your risk appetite, need to wait the LRT and Building complete (around 3-4 years) only can see some returns.

i think brand new link house at that kinda of price IMO is still better than buyin condo nowadays also close to that price but security is paramount since thief can jump in pagar and rob

Visited Horizon Hill early this year and that time they were launching link house priced at RM980k. Not sure what's the status now..... Unlike last time, now we need to folk out 10% or more for down payment and serve the progressive interest during construction. Might as well get sub sale. For the price at RM980k, can even get a decent link house at Tmn Desa....

What's the selling point of this development almost all are not palatable. I would go for INP freehold dev and for condo i would consider 8 kinrara...not sure what's the price now though.

then the trend shifts to buy after completion and buyers can have better idea and view on the final unit to check quality as well. this should be good
never mind about selling at future completion time but at least it should be reflective of market demand prices

Being at such close proximity to LRT and Pavillion Bukit Jalil which is bound to be one of the largest mall in town. I really think this is a good investment or even own stay. What say you?

Its lowest from RM43xpsf onwards. But even below RM500psf is great enough comparing surrounding is looking at RM600psf and above

Somemore its very very low density at below 200 units.

Great space great value great location with high privacy and high end area surrounded by Semi D & Bungalow.

Personally Type A1 1500sf, A2 1300sf and B 1400sf is th better layout. More spacious and can do better Id as well.

Another advantage is al unit come with 11ft ceiling height, which developer is very generous. Also with higher ceiling, unit also more cooling. That day chat with client over the unit, it's all the way windy until we finish our chat for about an hour.

Then u know not much marketing been done. Even Kinrara or Bukit Jalil still a lot ppl don't know about this gem project.

I only can say u have to come here to see, then u will see the difference from others project. This is a fully residential project and super low density

The maintenance fees 30cent per sqft is quite standard for condo...but for apartment, isnt it slightly costly? Hmm...

It was mentioned 500m walking distance from the lrt but upon checking Google map, it seem like require about 10min drive from Alam Sutera Lrt...walking could take abt 50min?

Also I read from another old post in the forum that the
Units facing North has the potential to view Proposed Cemetery & Crematorium at Ladang Bukit Jalil Estate which is just opposite Denai Sutera....is it true?

Apprecite there is someone could help me to clarify the above... ^^

Can't tell on that. As looking at current land value, it's just too not feasible to do it. Value also not justifiable smile.gif

It's by road side. Noise there is. Lower floor not feeling that much as the facilities n Carpark level block it. Higher floor will hear it more

But after furniture move in and with curtains the noise actually reduce a lot.

Not really if middle to lower floor. Only higher floor is really loud. Anyway maybe u can arrange to have a look?

I have seen the units. It is an apartment with a Condo price. Facilities does not justify the price tag as it is very basic. On LRT, nearest is Alam Sutera but you have to walk in open space next to Bukit Jalil highway. Once you are 50M to the station, there will be a walkway. To me, I opt out due to this reasons.

The land is under the cemetery usage. No confirmation yet on whether it will be true. But from what we see is the land is way too valuable to be cemetery usage
