Which picture are you referring to ? If we are referring to the same picture on the iprop, it means Rimba is ***NOT*** directly opposite Sierra. Rimba is at the end of Jalan BK5b/1, whereas Sierra is at right handside of Jalan Kinrara 5b, already off the picture.

I would like to believe my theory about condo property sales. Condo property normally starts off with good location/view/feng shui units sold - either internal or externally. Could be developer itself blocking off the units for later reopen for higher profit. Also to create artifical demand. Might be even sold to internal (speculating) staff or directors or even early external speculators.

Much like how KR2 did it.

If demand is good, all goes well.

If for one reason or other demand is not satisfactory, then the sales will drag. But developers have no problem, they just drag the signing of S&P until such point they are comfortable with the sales volume.

As we are talking, I just read that DaMen USJ, the residential portion of the condo are yet ready for S&P. Now dragging S&P date has become a useful tool for developer.

That's the dilemma of new condo investment. Unless we are totally surprised that 3 years down the road, rental inflation has caught up so much that it could make the equation balanced.

If you already find it hard to balance the equation for a 500k condo, how about those condo with 700k there about ?

If my prediction is correct, the smallest built up will be gone at the point of initial opening. Unless you got jalan, otherwise to get smallest built up, you might have to pay a premium (or undertable ) or wait until they get released at a later time with increased pricing.

Sales is not going to be as simple as just based on psf.

If it is only psf, Zefer would be already fully sold.
