As we are talking, I just read that DaMen USJ, the residential portion of the condo are yet ready for S&P. Now dragging S&P date has become a useful tool for developer.

just called them to check on price and launching date. what they told are 450 per sqr ft and target to launch end of May....

I am looking forward if its before 5% discount, that will be around RM420+ psft after discount.. location better than Zefer, and cheaper than Duet.. plus point for Duet is golf view but still has the unknown SKIP highway risk
I have scouted Kinrara area for the last 5 years.. (saja in and out kepoh kepoh), this area is very quiet, quite a distance to mainroad (2km+)

Investment wise, KR2 still King (LRT, KL/BJ address, great access),
Rimba lack of convenient in public transport, not sure about flip play, need other development like IOI skyz and skypod to elevate puchong pricing to the next level. Rental play wise 2k bare unit in this area is abit tough. The only plus point is Freehold and lesser competition (Sierra Residence kenot fight la, wanna fight also fight with Duet and Zest).. Kinrara being Kinrara, it is still one of the prefered housing area to stay in south KV

I like quiet and Green.. my view for this place is more for own stay. Investment wise, IMHO, prepare to hold for a longer period..

for half a million condo, 2k rental barely can cover the loan+maintenance fee. With the competitors around this area, Zest, Duet, Sierra, it is hard to get 2k rental. Plus, you can get also rent a nice brand new link house ard this area for less than 2k..

That's the dilemma of new condo investment. Unless we are totally surprised that 3 years down the road, rental inflation has caught up so much that it could make the equation balanced.

If you already find it hard to balance the equation for a 500k condo, how about those condo with 700k there about ?

True... challenging but not entirely impossible.. for those wan to pay half a million for rental play really need to know what kind of place to invest.. unlike 3 yrs ago, most of the places are still doable..

you are right.. hav to invest in property with strong fundamental, having potential in nature and recession proof.. this kind of prop is getting harder to find.. more option in subsale market than new launches for + cashflow..

Word of mouth from KR's WCT realty agent, 500psft before discount.. this is the only info he can give me so far.. the agent will be undergoing product training soon, how soon dunno..

looks like they are engaging WCT realty for sales again..

Knox Group projects all will be marketing by their own WCT Realtors.

Btw, RM 500 psf before discount? Wow ....

Seems the targeted pricing of RM 500 psf at Kinrara area had breached again and soon, set to be a normal benchmark pricing ..

I am still curious about their offering.. it depends how much discount they are giving.. (5%? 7% 9%).. KR2 is still giving 7%

And also packages they are offering.. Free partial furnishing could worth up to 25k (of course developer has the advantage in getting cheaper price with bulk purchase, while for individual cost more), DIBS for such pricing might cost 15k in total in 3 years..

Nett might be 420 to 430psft...

Sorry, I am just blowing water here.. lets see what happen next month..

DR no discount.. 10% upon SNP, but have DIBS..

almost same amount of unit like RR but land size for DR is smaller..

But the iprop pages mentioned it's 5% discount.

I thought I read somewhere BNM now disallow DIBS. We notice new launches are not provided with DIBS anymore.
