it depends on your preferred location, design and accessibility..

reed:
pros-
newer design, with a lot of glass, got lake, got 3 acres central park, separated and standalone rows of houses, not back to back
KL address
only 15km away from KLCC, without a single traffic light or tol, or shorter if you use besraya extension with toll
direct access into the housing area from besraya, mrr2 turning into sg besi town,

cons-
landed strata (some may think it's a plus)
weird layout of stair case at the outer wall - most likely to prevent further extension

for lake edge i think it's normal individual land titles, location is just off main puchong road, got lake
cons: older design, typical arrangement of rows of houses.

kinrara residence is very much further in kinrara, in actual fact it's tmn damai utama. newer design, but typical arrangement of rows of houses.

May i know how to access to this "besraya extension with toll
direct access into the housing area from besraya, mrr2 turning into sg besi town"? Thanks.

you know besraya highway up towards kuchai, after kuchai another 1km or less you keep right on besraya before chan sow lin you'll enter a ram up, that's the new highway (i call it besraya extension, my own name for it, cuz i don't know what's the official name lol) using that highway it's just less than 10 mins to exit at shamelin, or pandan jaya, or jln cheras near jln peel. depends on which exit you take. RM2 toll

when i need to go gleneagles for my children checkup i just use this highway, took me 15minutes to reach gleneagles from house depending on traffic at pandan jaya

from mRR2, coming from bdr tasik selatan, with TBS on your right, and a row of shop-offices on your left you'll pass by a shell station, then the mRR2 will have a right curve, just before the right curve you need to turn left down into sg besi town / sg besi LRT station / Sg besi police station. from there just go straight after traffic lights go up the dedicated ram into lake fields.

talking about public transportation, TBS is just 5 minutes away, KLIA bdr tasik selatan also 5 mins away, sg besi star lrt also less than 5 mins away

i always get called by my family members whenever they take KLIA express to go fetch them sad.gif

Oic, thank you very much for this useful information!
Well, that's the price to pay for staying in such a lovely convenient neighborhood! rclxm9.gif

Thanks for the advice.

So, Lake Edge and Kinrara superlink is not full G&G (strata landed). Cannot compare to REED. Maybe compare to DALE.

I agree the location of REED is best among those mentioned in terms of KL bound. Is the accessibility OK?

Kinrara / Puchong location seem acceptable to us too, or anywhere along the Lakefields to Kinrara belt coz I think the coming development of Bukit Jalil and Puchong will render KL CBD less significant to our family.

REED is the top choice at the moment. Any other completed development (strata landed) worth considering? Thanks again.

Is DALE strata landed or individual title?

dale is individual land title
*
This is a GREAT advantage comparing to STRATA title as i do not wish to share land title with the others for landed property... LOL!

Not too far (still can hear the daily broadcasting)
Not too close ( different entrance/ exit, so no jam on Friday prayer and during Ramadan month, not viewable from Reed too)
*
Are you sure the mosque is not viewable from Reed?
If not mistaken, it can be viewed even when you are at the entrance of Reed.

Then better dismantle the guardhouse, this guard house give people 1st impression, now looks like a store room at the 1st entrance. so ugly.

This comment is worth pondering upon...

Do you think the living hall area is quite small since it's separated by a room in the middle? Or massive reno is going to be carried out in order to overcome this constraint?

Dale is only 20x80 no GnG where else Reed is 24x80 fully GnG with beautiful landscape
*
Any idea why Dale is fetching such closed price demand as per Reed despite the differences?

I think ytl boss has been following this thread. They are bringing down the abandoned guardhouse
*
This is really funny!
Now only left 2 column at the side + the center guardhouse.
Hopefully it could be entirely demolished soon!

think ytl directors own quite a number of units in lake fields..
*
Is this true? If it is then we are expecting more beautifying effort for lake fields! However, i think the ugly looks of the army camp still have plenty of room for improvement especially the hill look besides the pool and the pool itself... sad.gif

3.3k done deal, but it's bare unit, owner doesn't even need to give lightings
*
I think this rental yield calculation is a bit obfuscating because it must means you have forked out extremely large sum of deposit and fairly lower loan amount from the bank considering RM 3.3K is the monthly rental, benchmarking against your monthly installment to the back for such highly priced property. blink.gif
