that's not GST, that's RPGT.. yes the more you profit from the sale the more RPGT (in absolute amount) you kena..

but don't forget there are always investors who just want to reroll the money despite the "costs" incurred or the lack of holding power..

Dale has a high ceiling up at the living up to 1st floor. Either when you are at the kitchen / living, when the kids move about, you can see them. In fact, a simple shout can connect the hall and the rooms.

The setback is the roads are narrow. Security is not as proper as Reed.

And of course, Reed's price is too high for me. ;-)

the only downside of Dale is the shared rear boundary.. imagine your rear neighbour extend up to the rear boundary or leave a pitiful 2 feet.. a lot of people didn't buy dale (subsale) because of that..

other than that, dale's design is perfect except for the lack of green and open spaces.. i was hoping reed would have the loft / double-volume design, but at least it's still spacious with wide 24 feet building width.. internal layouts can be changed with ID and reno..

last week received the progress billing statement for the completion of internal roads.. do you think we'll have early VP before May? (signed the SPA in may 2012)

doubt so, it's stratified development, need to follow colour scheme.. but i think there'll be some rogue owners going against the DMC and do whatever they like..

just got news from YTL that owners can apply for permission to enter reed and view your unit in end of january.. before CF issued. good time to enter and see what defects they have!

it's almost or fully completed now, the internal roads, street lighting everything is completed. only some internal touch ups.. after 3 years passing by everyday, can't wait to collect the keys!

if it involves huge and structural changes to the building with large addition of built up area, you would need to engage an architect to draw up the plans and submit it to the building department of DBKL. other than that, it's also good to use architects that are on the DBKL's list.

sorry i don't have any! those that i know usually draw up plans for developers. you may want to drop by dbkl building department and get hold of the list of architects..

some area also have a ready "template" of renovations that you can use!
