QUOTE(peter chai @ Sep 2 2014, 08:04 AM) I wonder how the gst affect the price of reed. Imagine if u bought a unit around 1 mil. And sell it on vp , which is fourth year. And u have to pay 600k x 20% = rm 120k. And divided by 24months. Which will be about 4k per month. Isnt it better to hold the property for another 2 yrs and sell on sixth year in order to avoid the tax? Since ur repayment every month is also about 4k that's not GST, that's RPGT.. yes the more you profit from the sale the more RPGT (in absolute amount) you kena.. but don't forget there are always investors who just want to reroll the money despite the "costs" incurred or the lack of holding power.. QUOTE(jinxiang @ Sep 1 2014, 06:29 PM) I may choose Dale instead of Reed despite I like Reed's overall layout (wider roads and more green). the only downside of Dale is the shared rear boundary.. imagine your rear neighbour extend up to the rear boundary or leave a pitiful 2 feet.. a lot of people didn't buy dale (subsale) because of that.. Dale's house design is more homely. Reed will be nice for those young family (so am I). However, those with old folk may not like it. 1) Kitchen and dining is facing entrance. 2) Unbelievable poor design of kitchen space. Narrow and dark. A lot of hacking and re-partition is required. 3) No guest room at ground floor. Old folk with leg problem has to climb up. 4) Middle room at 1st floor is as dark as the maid's room down stair. Other than that, all other 3 rooms are with great lighting and layout. However, with my concern is, there will be limited communication / interaction for the kids and family. It will be hard for you to meet the kids if they are in living hall / own rooms because all are remotely separated. When the kids come home and you are in the living hall, you may not even see them if they go straight up to their rooms upstairs. Dale has a high ceiling up at the living up to 1st floor. Either when you are at the kitchen / living, when the kids move about, you can see them. In fact, a simple shout can connect the hall and the rooms. The setback is the roads are narrow. Security is not as proper as Reed. And of course, Reed's price is too high for me. ;-) other than that, dale's design is perfect except for the lack of green and open spaces.. i was hoping reed would have the loft / double-volume design, but at least it's still spacious with wide 24 feet building width.. internal layouts can be changed with ID and reno.. QUOTE(graywilird @ Dec 30 2014, 12:18 PM) doubt so, it's stratified development, need to follow colour scheme.. but i think there'll be some rogue owners going against the DMC and do whatever they like.. how are those landed strata houses in desa park city doing? any rainbow stretches there.. |

QUOTE(jinxiang @ Jan 30 2015, 02:17 PM) Anyone has contacts for renovation plan submission to DBKL? if it involves huge and structural changes to the building with large addition of built up area, you would need to engage an architect to draw up the plans and submit it to the building department of DBKL. other than that, it's also good to use architects that are on the DBKL's list.Do we need to get Engineer to endorse or someone can do the whole package? |

QUOTE(jinxiang @ Jan 30 2015, 03:06 PM) sorry i don't have any! those that i know usually draw up plans for developers. you may want to drop by dbkl building department and get hold of the list of architects.. some area also have a ready "template" of renovations that you can use! |
