HI all, what you think about Juta Mines condo? i planning to stay overthere

Hi Im new to Seri Kembangan. How do u find this condo?
management and maintenance good? i'm attracted to its positive cashflow..
would be great if u can give me ur honest opinion..

African? You will in be deep shit. Normally to get +ve rental yield, you either rent it to african o middle eastern.... Risk too high.

looking for far, the building look nice and tenated compare to herritage

but the access in and out is quite sad.

i suppose is those factory workers nearby.

environment not nice lor there. Infront have fortlift shop too.

yeah, no doubt they are hot and busty, no ninja style, and devil curve, but they smell stink. maybe they like eat goat or what. when i near them (becoz they HOT), but their body smell is unbearable. Izzit bau ketiak? i really have no idea.

my experience is some of them using very strong perfume and the type smell not acceptable by us perfume.
at some pub. Where got iranian girls one. Their smell quite ok wo. they don't use that type perfume.

wait till if they dont use the perfume, will be different story. Thats why they using STRONG perfume.

BTW, i never met such in pubs. Only PRC, Thai and Vietnam. I can sense the iranian girls really want to get a taste on different asian men.

not bad. they disallow any local tenant stay here.
only welcome foreigner tenant macam ME, PH, angmo.. etc.
coz they behave much better than local pipu here.

Just entrance will flood sikit when hujan lebat.

Many foreign students and expats stay here.. i think most of them don't drive gua.
if still have many foreigner choose this place mean public transport should be quite convenient.
saw bus stop nearby. walk down can go the mines, can go ktm, future mrt2 also may have 1 station around.

toll free if go putrajialat. i think sibehjaya also toll free. want go ioi city mall also not far.
only go kl need pay rm1.30 toll. if want skip the toll just drive up to serdang there. can go bj,puchong,kl.

australia international school also just behind.
top class development brdb senja, cool looking dreamcity also near.

future mrt 2 is the only line connect putrajialat(heard station also near sibehjialat) and klcc. no need interchange.

want low budget + good location + public transport (when mrt2 ready, will be super good in future)... this is the 1.

This kind of Pak Hitam and Iranian prop not much legs to jalan and appreciation very slow. Just look at the Heritage, Maytower & Casa Subang. You will see what I mean.

Location no doubt is good. But the demographics sometimes very hard to change.

Bukit Jalil probably Anjung Hijau/ Greenfields can get 700 sq ft one for 3xxk. That's probably the cheapest unit in BJ. The rest all expensive. I still rather pay slight premium for BJ even if smaller unit.

I think arena green apartment is cheaper than Anjung Hijau/Greenfield.

Anjung Hijau not bad, suitable for family. But a bit far away from LRT.

but their JMB exercising ala samseng style. do some research then u will avoid

old condo macam brem park near kuchai. maybe can get.

while waiting mrt2. stay at juta mines can take bus to reach ktm which very near,
then with ktm pergi midvalley, kl sentral also no problem.

visited juta mines before, pipu stay there quite ok and well behave especially foreigner.
manyak korean stay around too. they take ktm quite often also.

due to many factors this area suddenly become centre of klang valley.
dulu pj was kv center... later bukit jalil.
but now kv center is here seri kembangan and west cheras selatan areas.
well connection of ktm, mrt(future), highway to kl, klia airport and putrajialat(fast+toll free).

+1 ya, bukit jalil anjung hijau got quite some ph also.
but the samseng jmb local pipu very more worst than ph.

though center should be bandar kinrara area as per HO Chi Soon....

kv bottom south east area macam kajang and semenyih are booming. cheras selatan and seri kembangan just ngm ngm locate at thier middle way to kl city. + cheras selatan east wing already fully covered by mrt 1.

for mrt 2 if according the plan, it gonna cut thru and cover almost whole cheras selatan west wing toward to seri kembangan--serdang-- putrajialat. that time almost whole cheras fully covered by mrt.

-mrt trump lrt anytime.
-mrt station drop point way way strategic and better than lrt.

ya, cheras/kajang/semenyih will beat PJ/damansara badly.

Pj/ Damansara mature liaw mar. Young people seriously cannot afford to buy there. Cheras Kajang Semenyih is where all the 3-5k earning regular execs are going because no choice too expensive.

According to Ho Chin Soon Map ya Kinrara army camp is KV centre of gravity. Ya totally agree, but developable land and infrastructure wise, BJ which is right next to it has the most potential. Pv2 will be the absolute centre of Klang Valley and most likely the COG for KL South. Super near to Putra/Cyber by Mex and close to Pj by Kidex.

Smart money is to bet on Bukit Jalil even at 500-600 psf since Subang/PJ new.launches are 1000+ psf now? Which is madness.
