me everytime also McD... yes i'm McD lover....

already survey the area b4 booking zeva, I always (maybe only) shop at jusco and love fastfood (there got KFC and McD) (Kenny Rogers in Jusco) and got maybank as well...that's y i love the area  tongue.gif  but no nandos at jusco there.....
*
Am currently staying behind pasar borong. What made me buy this property? Very simple, it nears my parent which is my current home. All my relatives are just around SK. Buy Zeva, with short distance, You can reach Jusco, Pasar Borong, & Giant. Inside Jusco got post office, beside Jusco got MBB. (guess may have some others bank will come in later?)

You can find places for makan everywhere surrounding Zeva. Paparich, Bostom, Mamak & BBQ, all just opposite of Zeva, the Putra Walk. Otherwise, those shop lots behind the Jusco, you will find Station 1, Bak Kut Teh & especially the very happening "dai pai dong", try to be there at night & you will see the crowds. Fast food? PHD, Ayamas, MacD & KFC, all in 5 mins drive fr Zeva. Belum lagi mention those inside Jusco/Giant. Other than makan, those saloon, tuition center, workshop, 7 eleven, clinics are all located at those shop lots behind Jusco too..

Sumore, i not need to worry my car "mou yao" when want to go out. Esso, Petronas & Shell are also all about 5 mins drive. To be honest, i dont no how to consider if this is worth buying property or not. But after reading all the posts/comments here, I believe no harm to go. If really touch wood anything, then nasib la, only can blame first time buying sudah sui.... smile.gif

Bro, how come they want to debit your account for loan agreement stamp duty?
Did u finance your loan agreement fees into your housing loan as well?
If u pay the loan agreement yourself, by right, they will not debit your account for charges regarding loan agreement der. smile.gif
*
I din finance the loan agreement fee. hmm... not saying they will debit it for loan agreement. they just put there all charges & etc, so wa pun tak tahu it's for what charges actually. thats why very uncomfortable w that clause..

ehh.. bukan wor.. mine is AMB. i dont find HLB got such? Are you referring HLB LO clause under 18.3.1?

AMB:-

"please note that your acceptance of this letter of offer will also signify your consent to us to debit your account with all charges, costs, and incidental expenses in connection with the perfection of legal documentation for the facility"

HLB:-

"You must furnish to the bank an irrevocable standing instruction to debit your designated Current account for repayment of your monthly instalments, fees and other expenses incurred upon acceptance of the Bank's letter of offer"

QUOTE(oldsilver @ Jul 13 2012, 04:07 PM)
Went to The Zest just now, I supposed what I see there is what we will be getting? Some findings after viewing the unit (non renovate)
- Corridors are with tiles which is good but the tiles are a bit uneven.
- Gap between tiles in the unit is not properly filled.
- Paint drops on the floor.
- Wall a bit uneven but acceptable.
- Ceiling heights a bit low. I think is lower than ZEVA show unit.
- Securities are good, need access card mostly to everywhere.
- Landscaping is good.
- Lots of water features. Water = Prosperity??

Bottom line, quality obviously not the top notch but still acceptable for me. Only concern is the ceiling heights.

Anyone knows our ZEVA ceiling heights? It is quite uncomfortable in there.
*
It should be the same as the show unit isnt? wa, tom want to s&p suddenly came to know this.

I supposed it should be same as the show unit. Overall is good maybe the ceiling looks low is because of the beams (got a big fat beam after the entrance) as in the rooms feels ok. Actually I write here is to tell everyone that it is overall ok. Don't worry too much lo.
