I've read a book written by a local practicing lawyer, he mentioned about "Paragraph 11(2) of the Housing Development (Control and Licensing) Regulations 1989 - No housing developer shall collect any payment by whatever name called except as prescribed by the contract of sale". Don't know whether this rules is still in use or not.

QUOTE(jerrymouse @ Jul 5 2012, 10:46 AM) guys, I came across this news in TheStar That Trinity in question is called Trinity Corporation in full which is listed on KLSE. This Trinity which is Trinity Group is another non-listed company and it has no relationship with Talam as claimed by their MD.http://thestar.com.my/news/story.asp?file=...6277&sec=nation and this http://thestar.com.my/news/story.asp?file=...7578&sec=nation Can somebody tell me (with proof) that Trinity Group is also under Talam ? If so will it affect the building progression of Zeva in the coming future? I am going to sign S&P today but after reading the news, I am a bit worry. Please advise anyone!! |

QUOTE(jerrymouse @ Jul 5 2012, 11:00 AM) Thanks for all the fast response bro I am going to sign SPA later too. Where you sign?I called SA to confirm with this issue also and she mentioned that Trinity Group has no relation with Talam and in fact Trinity Group has a court case against Talam on the usage of "Trinity" name which has a conflict interest since both are developer. Finally I can proceed with my S&P later on, thank you so much guys for the feedback Have a nice day |

QUOTE(jacob888 @ Jul 5 2012, 11:11 AM) dunno is good thing or bad thing.... imaging after 3 yrs completed all can't get 90% loan for resell value... 3 years later after completion, bank will finance the buyer (subsale) based on the property value by then. The value by then will depends on the valuer, higher or lower I have no comment.Added on July 5, 2012, 11:20 am QUOTE(jerrymouse @ Jul 5 2012, 11:13 AM) No worry , this is my first home and I am going to stay in it for few years Yup, same answer I've got from my solicitor too. QUOTE(iamanangel @ Jul 5 2012, 03:52 PM) Bro.. oldsilver Should be the same law firm if not the same lawyer. Rough figure was below 7k, no need sell. Haha...i was laughing my ass out reading your comment about underwear. I hope to get some discount. The loan lawyers must be the same one with SPA lawyer to get the SPA right? About after 3 years.. the MEX will be completed. 20km(20mins) to KLCC is not bad :-D Go Cyberjaya 15 mins Puchong IOI maybe 20 mins. Putrajaya 20 mins Disclaimer: The timings above are based on "NO TRAFFIC JAM" situations Disclaimer for disclaimer: which part of KL got no jam except for cyberjaya/putrajaya |

Have you guys realized the leased period mentioned on the brochure and SPA is different by 12 years. I have asked the SA and he said it will be renewed. My concern is whether the renewal will be approved or it will automatically revise to 99 years once the strata title is issued?

Not quite sure about it that's y need help from the buyers here If you take a look on the e-brochure or the actual brochure, last page, small small letter at the bottom. After all those phone numbers and before the disclaimer. You will see it is stated that the lease period will end at 15.06.2111.Which brochure states the lease is until 2111?? I have checked mine and there is nothing stated Please help Zeva This post has been edited by oldsilver: Jul 10 2012, 02:30 PM |

QUOTE(iamanangel @ Jul 10 2012, 02:14 PM) Hmm.. is there anywhere written it will be extended? I didn't found anywhere mentioned about the lease extension. In the brochures, it is mentioned the lease is until 2111. I will not want to settle for anything lesser. I am paying for 99 years lease and i want it. If extended, who is paying for it? This is a real concern for me If the extension is approve now, I don't think you will need to pay. There are cases of the extension approved and revised back to 99 years and there are cases that the authority rejected the developer request (such as LBS's BSP with only 80++ left). |
