I've read a book written by a local practicing lawyer, he mentioned about "Paragraph 11(2) of the Housing Development (Control and Licensing) Regulations 1989 - No housing developer shall collect any payment by whatever name called except as prescribed by the contract of sale". Don't know whether this rules is still in use or not.

Can somebody tell me (with proof) that Trinity Group is also under Talam ? If so will it affect the building progression of Zeva in the coming future? I am going to sign S&P today but after reading the news, I am a bit worry.

Please advise anyone!!

That Trinity in question is called Trinity Corporation in full which is listed on KLSE. This Trinity which is Trinity Group is another non-listed company and it has no relationship with Talam as claimed by their MD.

I called SA to confirm with this issue also and she mentioned that Trinity Group has no relation with Talam and in fact Trinity Group has a court case against Talam on the usage of "Trinity" name which has a conflict interest since both are developer.  smile.gif

3 years later after completion, bank will finance the buyer (subsale) based on the property value by then. The value by then will depends on the valuer, higher or lower I have no comment.

Have you guys realized the leased period mentioned on the brochure and SPA is different by 12 years. I have asked the SA and he said it will be renewed. My concern is whether the renewal will be approved or it will automatically revise to 99 years once the strata title is issued?

If you take a look on the e-brochure or the actual brochure, last page, small small letter at the bottom. After all those phone numbers and before the disclaimer. You will see it is stated that the lease period will end at 15.06.2111.

I didn't found anywhere mentioned about the lease extension.
If the extension is approve now, I don't think you will need to pay.
There are cases of the extension approved and revised back to 99 years and there are cases that the authority rejected the developer request (such as LBS's BSP with only 80++ left).
