hi bro,

in general it seem that your soil is a bit 'turun' or 'mendap' this can be avoid if the contractor properly do it properly.

Let start with :

Wall partition & car porch & drainage walkway:

If i just look at the wall partition only, it normally due to the contractor did put / 'tanam' horizontal besi (can be steel 'link' size 6 or 7, or can put steel Y10 ) between the existing wall and new wall. This always happened if the contractor did not put horizontal steel tanam at existing wall (about 1 feet) to old wall, it wall crack after few year. Secondly, the correct way to joint the new wall and old wall is to hack a bit the plaster of the old wall then, place your new batu bata then replaster again. hope you under stand.

Unfortunetly by looking porch picture, the crack is along between wall and porch, suspected your tanam turun a bit. Suspected also, your contractor did not lay down BRC steel at during the concrete.

Drainage:

by looking at the picture, seem you fondation turun (suspected your contractor not properly do it, or you soil turun). To rectify this, hack the plaster then inspect whether your beam crack or not, if just plaster cracking, then just replaster.

Fence:

Mostly did is just plaster cracking due to the batu pasir crack. For the last picture, this is maybe due to plastering, from my experience , if we use batu pasir for fence we will always this kind of crack, the batu pasir itseld if crack causing the plastering crack. Hack the plaster and lay the 'wire/steel net' and replaster.

hi bro,

sad to hear about your developer/contractor...for you case based on your picture, your new contractor suggested to install new roof to resolve the water leaking at concrete gutter. For me the issue is that the water leaking due to the concrete gutter do not have the water proofing. My solution is :

1. Clean the concrete gutter (CG), then put the water proofing as my picture below :

The product cost about RM24 liter, buy the 5 liter one cost about RM88.

2. Let the water proofing dry, then lay again. Do it for at least 3 layers.

this will solve your problem.

hi bro,

i believed your water leaking problem is due to water seep thru your concrete gutter that do not have water proofing.

for upah pasang pintu is normally RM100 and upah varnish or paint door is Rm150.

Below is my advised:

Ans: Yes, according Syabas regulation water pump should be after water tank. Cause if you put after meter than other house will have low water pressure (syabas will take action if people complaint). Second, if you put after meter your bill very high.

Ans: Yes, you can design some pipe with water pump some without.

Ans: Yes. Hack or not depend on your choice.

hi bro,

i would like to know, does your leakage area near or due to the reno?..if due to reno then that your contractor do not do it properly. If not, then it mean that leakage is nothing to do with reno, then there are possible causes:

1. Roof tile crack (this condition if eg any one had gone up to the roof that cause the roof tile crack, roof tile is very sensitif, do not let anybody gone to the roof if he do not have knowledge especially where to pijak on the roof. If not then this is due to 2nd reason below:

2. cement rabung crack. Normally and it is very normal that after years, the cement rabung will crack (this condition happend if the contractor had not properly do it, read my thread about rabung cement). Solution, use the waterproofing compound PYE brand (i use this brand) as in the photo i posted.

it very helpfull if you could post your roof photo.

your contractor is bluffing you, he did not want to admit his mistake. the problem is due to your contractor workmanship..asked him to correct the problem. your problem is NOT due to gutter, that your contractor problem. If he did not want to rectify it, cut his payment.


just to answer your question about gutter, the material cost round type gutter is expensive about RM8 per ft.

those old days rule about 10 years ago SYABAS insisted to use 1/2" and 3/4" before to avoid water pressure drop..but nowadays SYABAS allow to have 1 " pipe before meter. That why recently about 7 months ago i hv change to 1 " stainless steel pipe pipe before the meter....very good water pressure and volume..i love it... just for RM250 only..you cannot get that price..i hv special deal... biggrin.gif

Thanxx! Here are my further inputs:
1) Porch - That's double the price, how can I nego with him - based on what, materials, etc, etc..? Not sure how to do that. Can help please. Mmg selalu la kena tipu kami ni...huhu. I rasa banyak spend di sini, contractor quote I Rm24k...pensan!!!
2) The reno for back room and 1st floor is 5x5ft extension only. Basically 1 wall tear down and extend 5 ft to erect another wall. Reuse old window.
3) For kitchen, only do pillar for present wall. Ikat to current wall. Then do new roof with asbestos ceiling. Cheapest they say. I don't focus my budget in renovating the wet kitchen. With new window and security door.
4) For living room, extension 6x5ft, tear down and erect new wall. With new window and finishing.

Really appreciate your urgent reply. I nak confirm dah plans I for Majlis. And appoint contractor.

it is normal kena tipu few times..for me also like that after few times kena tipu now i becoming pro...


1. normally contractor will charge high unless you go to indon contractor. normally susah nak nego contractor to reduce price..if want cari new indon contractor.. i got new indon contractor, if you want. so far right now he is free. for your porch ensure the thickness of your slab and method of doing slab..most contractor do not know actually how to do slab such as material mixture etc. Pm me if you want more.

bi fold, for me Onitek is good and am using it cause it roller is Stainless steel. RM26 for 10 mm shower screen is reasonable.

just bought it last month RM28 (if not mistaken) CQ biggrin.gif ..i m using it for pavement at roadside just use CQ.. biggrin.gif

for inside house min is A6 (the bigger the better) but if for car runaway or pavement min in A7.

the A7 basically means (7 mm) but the CQ one is smaller in size than the BS...if you want strength do not use CQ..i repeat do not use CQ..for me already pro no problem i can know which area to use CQ....read my previous previous thread about CQ and BS...

the RM28 is per piece.

for runaway or drive way use at least size A7...maybe your contractor is using A7 CQ.If less than that 2 mm then A6 CQ.if got pic easier to tell.

in reality i can know whether it is CQ or BS by looking at the appearance of the steel, but if you had no experience and skill there is a secret how to know the CQ and BS.Maybe the contractors in lowyat can reveal the secret if he is real contractor lah.

do not know the GI truss supplier..buy from hardware shop. there are many suppliers, did not asked the hardware shop which supplier they buy from. As long as my GI truss is very thick.

BRC is net steel to lay for floor while Y12 is rebar bar or concrete bar for beam and pillar.

i m passion about reno..nowadays if i got free time, my favorite hang place (near to my house) are the big 3 hardware shop, ACE hardware (bukit jelutong) and Mr DIY (Space U8). whether i bought things,tools or just window shopping. biggrin.gif
