By the way, I heard 16 Sierra mainly using Freshtel, got other wifi provider or not? any residents can advice?

ya, i selling, hahaha, but i feel curious and ridiculous when I has been informed only Freshtel available. that's why wanna clarified with residents.
sounds like Freshtel is the main provider but some earlier older phase may got unifi backbone installed during these year, so can access more choices.

The Full Address is something like Unit XX, Jalan Sierra 3/1, Bandar 16 Sierra, 47120 Puchong, Selangor. so address is Puchong.

It's under Majlis Perbandaran Sepang. (from Bukit Puchong 2 onwards and Putra Prima/ Putra Perdana onwards are under Majlis Perbandaran Sepang)

true, we also advised buyer to prepare docs nice nice before booking, so can submit docs immediately after booking and save extra 1-2 days for loan processing. haha.

Phase 2 CCC and waiting for VP now.
Phase 2 sales for Avens also going good recently, i think probably can fully sold in half more year.

Ehhhh, now much higher than this 920k as SPA price adjusted up few months back and % of IOIFinance is getting lesser on May 2022, where the IOIFinance amount is lesser, thus some downpayment & MOT + loan stamp duty is needed to prepare by buyer for Avens. but slightly different story for Sierra 6 three storeys, where MOT is absorbed.

Even though price raises, but this pricing no other comparable new landed in Puchong already, as Puchong double storeys (if new projects) mostly sold out, so still better grab it early.

Ya, subsales i think even 600-700k if old area for smaller size or leasehold left lesser year one also can be found in Puchong matured area, but it depends each buyer capability on the amount of lump sum cash upfront for downpayment, legal fees, stamp duties and the extra refurbishment cost + renovation fee.

No right or wrong on this. If buyer is cash rich, subsales always got good buy with much better pricing.

I mean no more comparable new project double storeys in Puchong that around RM9xxk, as considered all fully booked/sold out sweat.gif I also finding new places to sell, but mostly around Bangi or Dengkil or Semenyih, slightly more acceptable location one maybe Cyberjaya or Gamuda Cove, but pricing actually quite similar with 16 Sierra also.

yaloh, now I checking the availability list in system, left 3 units Sierra 6 and 1 unit Avens only, selling out already. As now need loan approved only can booking, so don't have loan reject units anymore.

Just now check again, left 1 unit in Sierra 6 (3 Storeys SuperLink 27x73 with 3500sqft) and Avens totally sold out. Also won't have loan reject units already, as nowadays with Loan Offer only can booking. Congrats for earlier buyers, your phases are sold out!

wow, 20x75 double storey can sell at 1.27mil nett!

those bought avens 22x75 previously on 929k or 960k can laugh and sleep happily already

wow, townhouse nett 916k ah, if don't mind distance, this price can find in rimbayu and gamuda cove 22x70 double storey terrace (who interested on others can let me know, hahaha)

but no doubt 16 sierra location is not bad and near MRT lah, and very less terrace that near to city or highway now near Puchong

heard Irama Kinrara 22x75 double storey terrace also selling 1.45mil nett and 500 ppl ballot, terrace really hot cakes
