Good luck to those who have bought COG. I did placed my booking before but cancelled it later. 2 of my main concerns, the new proposed road thru TPM and the proposed walking pathway. Both are Proposed no solid proof. Saw some walking pathway to TPM from bukit serdang, there's time restrictions on the access of the walking pathway. As for the road thru TPM, there's no solid proof from SA at the time when i was booking. As I see TPM is a tightly control area, chances of getting the road access is slim. But if these 2 proposed thingy becomes reality it would be wonderful. Good Luck to those who have invested. One thing I really like about COG though, the showroom ID design, but that just my own opinion.

Hey Marl, i made a booking with the 1% early this year, maybe april or may, untill now i'm still not able to get my refund back, who did you contact or how did you go about it, thank you so much, think you guys need to be careful while making a booking on this city of green, it's been so long n i still haven't got my 1% back, hope that any brothers here can help me out with this! thanks again

Need help on this too, as my 1% hasn't refunded yet since March.

Anyone else has this problem regarding the 1% refund? Maybe we could get together and made a complaint to consumer tribunal regarding this City Of Green, by BJ home development?

For residential, I thought developer is obliged to refund if purchaser does not proceed before SPA?

As long as its under HDA and the booking fee collect by developer shall full refund if any cancelation prior SPA sign otherwise developer are violated the housing ordinance. Regardless any T&C written by developer are not applicable. Not? Correct me if am wrong.

Nope
Some developer will charge small admin fees n some will forfeit entire booking fees if the sum is small
Bottom line, ask n understand 1st b4 commit

If registered real estate agency as stakeholder, yes they will charge some admin fees. If developers lawyer as stakeholder, they can't charge any fees unless SPA been signed then 1% of the deposit sum will be forfeit.

Handle by agent doesn't mean they are appointed as stakeholder for booking fee. Some developer insist use their lawyer as stakeholder. Scared agent run away after collect booking fee. blush.gif

Did developer give you any explanation? SA at showroom said that one can get full refund back if one does not pursue the SPA. So, this is not true then?
