hi guys,
Hope my little input here may give some bros an idea to ponder.

As for residential units. There is a lot popping ups in Melaka. Good for buying and stay but not as much as an investment at this given moment or even coming 5 yrs. Unless Johor kaki and KL kaki is moving in for better place and price.

For your info there is a lot of residential units still vacant. And you will be surprise of how low the rental can be.

Do you know that many places in Melaka is a heavily termite infested. Most developers did only 1 stage of termite control and it usually last about 2~3yrs from the date of soil treatment done. In actual they need to do 4 stages. By the time you move in. It was already the 2nd or 3rd yr. Corrective treatment is inevitable for coming yrs ahead for most house owners.

For investment purpose there is little chances but ...still a few spotted ones that I observed. While for commercial/retails - Melaka market is very bad. I was not long here ...but my eyes able to spot how many had closed down from time to time, even those retails in big shopping malls here got closed down too and waiting for others to move in.

Some parties may show us plan beautifully in theory but ....what about in practical?
Prime location for retails can go from RM3,500 to 6,000 rent/mnth - ground floor unit, sounds cheap? ...but will it warrant the owner good business? We also have to look into the Melaka ppl's spending habit and their purchasing power. What if I tell you that majority of them just love window shopping? So, what kind of business will thrive in Melaka? Soon you will know.

For industrial area - Krubong is one of the best choice. Some Johor kaki already moved in and shifted their HQ here. Yes, no doubt the dump site is just nearby(very close) but I don't think it really affect much since most factories or SME buildings were not open air.

I also know a few vacant factories in FTZ(Free Trade Zone) area.

If any bro here interested to know more or in the midst of finding ideal property here in Melaka. May look for me.

A very strategic place at MITC.
Easy access to: NS Highway, Mydin, Government places, highway to industrial areas, big Mosque, McDonald(new) is very near.

Property design was normal and nothing to shout about. Majority owned by government servants, if I'm not mistaken.


Added on August 6, 2012, 6:49 pmMelaka will only be better and better pricing when the influx of population or investment comes in.

Since it is a historical city. Most road or major roads condition unable to accommodate large population.

Yes, most Wil buy landed property or rent it due to affordable pricing n spacious. Crime rate is low compare to other states. However, termites infestation was too common hence most landed property needs corrective treatment for every few yrs once. Good to live but no bagging on ROI.

Investment is best on commercial lots and this options is only good for those who don't mind waiting n don't bother about BLR.

Hatten property reported by JS Consultant firm 80% sold is probably a nice figure and most of this was by foreigners got buy into sweet talk. Still it sold n developer happy..

Alor Gajah good for... retirement. Let's put it this way. If they can't buy they

Most landed property in Melaka is great for retirement plan.

Yes, it will b great if got Bukit Beruang property. To MMU students, it has to be 100-200 cheaper if it was quite a walking distance away. You may follow their market price if your unit is new and nearby just few minutes walk.

Do u already hav a property there? So far from what I know, all sold out d except for commercial lots. ROI will definitely better than other property in Melaka.

Pulau Melaka? Who will actually go there except for d mosque? Not even many will heard of it. 2 things can b done there - government sectors like MITC but shops around MITC not really performing well except Mydin. Second is pubs, nite life entertainment for d whole Pulau Melaka. Why don't they make the whole island into Adventure Island and theme park??

No. NO such demand unless foreign investors or...plainly tactic from Tzun Zi art of war to create sense of value, demand n urgency. If I wanna pay for that in Melaka I better pay at KL or Johor.

Paya Rumput Perdana? Ok ...but need to do Corrective Treatment 1st(Termite Slab Injection Treatment). In fact 85% of Melaka landed property have to do it. And re-do every 3~4 yrs. Nice property gd for retirement.

The problem is how well maintained it is and how demanding the property is. Can try to meditate on the points given. Hehehe ....cheers~

frankly speaking, the Pulau Melaka is just like Siberia, everyone knows it but no ones want to go. Arab investors? Any kind of investors....if you need to wait 10 yrs for Kota Laksamana to mature and well appreciated .... then another 5 yrs to see Pulau Melaka start to populate. l better investing my money elsewhere .
