Like u said - nowadays kitchen rennovation very costly
My new kitchen at new condo Gembira Residence cost over RM40k includes 3 wardrobes . My Neighbour simple kitchen 8 ft long cost rm 25k.

That's dec 2013 rates .. If kitchen cost in rm 2015/2016 I think add 30% .

These days it's scary . 15yrs ago with rm 40k can buy a reasonable flat 800sq ft lehh

again, this is my best educated guess that i can come out with, of course i don't have the crystal ball to see the future... but i would say the math adds up right. finger crossed. i am optimistic that it will eventually got delivered. in fact, i rather them to do it right at the beginning (even when that takes 2 weeks/floor) rather than fast but ended up with hell a lot of problems later. so to answer to your question.. yeah im not worried. in fact i'd still recommend this place for a buy, just like how i convinced myself to earlier smile.gif

hence, i'm still willing to trade all of the above over the relatively slow progress (come on... with all of my posts about slow progress, it is after all isn't THAT bad). just my 2cent, whatever your decision..buy or not, it's up to you, just follow your guts.

I think our central condo is one of few Sungei condo that have car park lift straight up to unit floor
That's like a direct flight !!
No need to. Walk distances to car park n walk to units like midfields ...
If new buyer to choose between midfield n Central
( any 3 blocks ) I would choose Central
.
2 top points are
1. FREEHOLD !!
( I put capital word)

2. Car park - unit directly
3. Quality looks n build in given
4. Central do not have dry walls for walls

5. All 3 blocks look different .

The future of condo is highly complicated but maturing market for condo .
Those days high class condo n we only can think
Mont Kiara .

Past years - condo like mushroom sprouted almost every corner where lands of 8 acres or less can accommodate .
Places you never think of are now having mid std condo even dare to charge rm 600k a unit .
Scrap yards Neighbourhood are even having mid high class prices.

Fact is there is no more land in KL CentralBusiness District areas and developers are only able yo explore KL South or KL North n even created areas not link to Bangsar n yet called Bangsar South !!!


Young educated "good life" people who are now age 20s
Children of the flat TV panels iPhone era will not even look at middle lower class condo !! In 10 years time, those lower class condo are bangla flats to these
Young edu KL population .
In 10 years , these 20s age teens will be manly age of 30s. Their attitude n thinking is class class or low class . Not a roof over our heads that so simple idea.

Back to yr Q, honestly it is better if u can afford it - to invest in more higher class condo like Central or others than any mid- Lower class condo anywhere .

Petaling Indah is a very old condo. I seem it constructed n I seen it now . In future - for those who think of renting only got two types of tenants .
Local middle upper or lower class lower ( those migrants who will be KL poorer society) .

As those middle lower class condo start to age -
Their returns n offerings will be unattractive to the muddle higher locals . Only can attract migrants to rent .

Buying a condo these days therefore is not a roof over your head issue . You got to visualise in 10 years time
What sort of KL place is that ?
Just because there are pools in that building don't make it class anymore .
It is the strata of society targeted as
Rich area or poor areas . Sadly n realistically NO ONE will want to rent in a poor area if he can do better it be associated with it .

Therefore - if u can afford to pay more higher installments due to age - due to better income - go get "higher class"
Condo when shopping for condo as it's that simple

A comparison . Two wallets inside two different brands . A LV handbag OR ordinary no brand handbag.
U will rightly guess that the wallet inside that LV bag got more money inside n the types of credit card associated with it.

I buy CENTRAL because I believe it has higher value class n people inside to rent my rates .
Not because a roof over our head.

That's why I keep asking for Central to be well branded n look class n security . With these plus points - only can I ask anything above rm 2000.
If only can rent rm 1000
Then a group of Myanmar to Bangla can rent too.

U get it what I mean ???

My new place at Gembira Residen, there r ample motor bikes special parking !
So it's shaded n under same roof as cars . Side by side motor cycle parking for big boys bikes parking !!

The rule not Allow our cars park in the porch car park n I got to park along side the compound side road to load things n becomes stressful as our things r put on side porch without anyone jaga while we go up n down lift to collect things etc

That's one of the many " rules" I don't like the place apart from the other car park rules etc
Tiring la. After 2 years stay !
Cannot tahan spiraling up n up that car park till reach 8A floor !
Eg Each level is 1A n 1B (2 floors already !)

Ha ha. Seeing stars going up n seeing moons when coming down !!

The way I see today most tier car parks with high density sharing car park in one big block car park will have similiar problem !
Unless the blocks are few. N few units density .
If each block 400 plus x 3 = it's already 1200 plus car park !!
How to have one entire floor to house all cars
And so the tier levels will break into 1a, 1b levels
Etc after spiraling up the car parks n u got tandem car park, you must decide who gets in first n who gets out in the morning first !!
If u cannot compromise then prepare for quarrels .
Car parks who are tandem cannot rent out theirs extra one because the other rented guy will not want to tell you when he comes in or goes out n ask you to park your car later etc

Side by side car park - this layout you can rent out around rm 150-250 any time .

If central turns to to be high class condo,
The car stay inside the condo is worth more than your condo- why not ?

If central turns out to be a normal luxury
Flats styles n infested with pimps - then sorry la. I can park any where along the road n no body cares !!

So 50 or 150 or 250 is up to mgt to brand the place .
If u compare residents with cheap flats worth rm 50k,
I guess no point to talk about car parks rental as everybody takes the bus n LRT n no need extra car park to park their precious 100k to 500k cars !!

Why not above 500k cars ?
Because anyone who owns a 500k will not bother to stay central but stay nearby 500 meters to KLCC Suria n in a 8million ringgit condo n park their 1.2 million Bentley car inside !!

Such parents so scare children start family in a simple condo n so ensure children stay in high class
They never let young children start family stay in simple flats n save for a better one n sacrifice buying brands to save money to buy nicer hse later

The parents straight away draw own EPF n pay for kids
Pay for their edu last time now pay for their hse

So u see a few hundred thousands the hse to young people is cheap peanuts !!
That's why they just buy German car n show off
No need to save for hse n no need save for rainy day
Business as usual !!!

Parents these days keep pampering kids to teens to even adulthood without realising a house is just bricks mortar !!
The strong foundation of adulthood is good character to begin with and that require principles of living n principles of family principles disciplines . Even with money you can buy a big house or big car n keep showing off until no one bother anymore n after that - it's back to self again .

The meaning of life is strange but complicated by ourselves n made difficult because we live beyond ourselves. How to raise proper strong character children requires strong foundation parents .

Many parents think they want their kids get the best n to fulfill things they never had when they were kids that time . Their kids are their only way to fulfill their own past loss n fill it with perfection .
They use things to refill that life but don't spent the time to talk and nurture the children what's a better way of life n how to reach that objective .

It's getting worse these days when see a family sit in a round table coffee shop n all only play their smart phones without even talking to each other or smile to uplift the togetherness . Soon the parent will wafts apps his own son if he wants chow Keow teow or not
Ha ha. If we don't put a rule to stop playing phones during family get together !
Blame the father who started it all n let it happen to all his own family . ..

So it's good that both young husband n wife
Slot it out n not compare their little house with their rich Fren condo . Better compare the happiness u r able to share with your appreciative wife kids than showing off to strangers u never know !

At least - the kids grow up to appreciate daddy who brings
Money home n soon a nicer home when things get better
Etc that's what I call " reaching home "
A bed can bring sleep to some n no sleep for those rich men who r troubled by money too

Actually a lot time taken from complete build up n waiting time for the rest of things to PASS
DRAINS to landscape to installation of public n utilities
This take up almost 4-6 months as seen in many developments .
If just see a fully constructed building - it's not so demanding of time as those are in house timeline .

Time taken is time taken by outside people eg from electricity to water to drains approval by other authorities beyond developer control eg CF

Those who r investors are only hoping the place is worth the investments. When I bought central soho, it's same price with those left over units of Gembira Residen 1168 sq ft units lower floor .
Now since completed if those GR rm 500k units already shoot to rm 720k!!

I wonder once completed for soho - what price will it shoot to ? My soho cost rm 498k !

I hope I did not make a wrong investment as not buying GR 1168sq ft same price but went to get soho 731 sq ft '
Can soho shoot to rm 700k ?
